You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process.

While we encourage taking walks on Shadow Mountain property and in the National Park, please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property.

Also note, THERE IS ABSOLUTELY NO USE OF OFF HIGHWAY VEHICLES (OHV) IN THIS AREA.

VACATION RENTAL AGREEMENT

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 4PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. No other pets or animals are allowed. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems. No illegal or abusive use of the internet access is allowed. Guests may log in to their personal accounts on any devices at the property (e.g. smart TVs), but guests are responsible for logging out of all personal accounts prior to leaving the property and we are not responsible for any use or purchase made on guest accounts.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor

garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

Very nice overall. Cool to open sliding doors and get a nice breeze through the living room area. Projector was awesome. Hot water in the walk-in shower took a little while to reach the spout. Road was a little bumpy coming in but I found if I kept speed faster, like 25 mph, I could coast over the tiny bumps. Also neighbor's houses are within eyesight but it still felt plenty private. Excellent 360* views from the property walking outside in the yard at sunset.

Great place with gracious amenities. Super comfortable with a well equipped kitchen with pretty much everything you need. This is what Airbnbs used to be like, not the minimally outfitted cash grabs that have become too common. Location is close to the essentials but still private. It's showing a little bit of wear, but that is not an issue. Excellent stay.

As described. Well organized communication. Very clean. Wonderful kitchen and well stocked for easy at home cooking. Excellent towels. Great bathrooms. Couch is large, great for lounging, but very soft (incase you prefer a more supportive couch). Outside is beautiful but the outdoor furniture can be a little uncomfortable depending on how much time you're spending outside. I was very happy to see that support staff arrived (as previously described) to tend to the hot tub and cowboy tub. They were both very clean and well kept. The house is very well located for access to the small, cute, downtown Joshua Tree area. I would recommend this property.

The place was wonderful. We would recommend and stay again. It was clean, comfortable and well appointed. Great location to Joshua Tree National Park. The home has a feeling of being remote in the desert, while only bring a few miles from anything you’d need in the town of Joshua Tree. Host communicated quickly and was very helpful. One of the BEST Airbnbs I stayed at - and I stayed at many. Great location. Private. Beautifully appointed house: Sonos system, vinyl player, large screen and projector, fully stocked kitchen and grill, great mood lighting to set the vibe. High quality finishes. The owners put love in this listing and it shows. The yard is fantastic including the jacuzzi and plunge pool with panoramic views. Also super easy 3 min drive to Joshua tree town and 20 min to national park.

Another amazing Homestead Modern stay! We went during the 4th of July holiday so it was a bit pricey but we loved everything about the home. HM is always on top of cleanliness, decor and location. The only thing that seemed to be missing was a full length mirror but our stay was short and we forgot to ask about it. The home is beautiful, modern, spacious, and very open with spectacular views. Lawn chairs outside for star gazing and very close to JTNP. We had clear skies and several shooting stars. 10/10 to this home and Homestead Modern!

Desert modern home, with wonderful private views. 2-3 miles from the western entrance to Joshua Tree. Everything you would need for a nice mountain retreat and relaxation. Spend your days in the park, then enjoy either the hot tub or cowboy cold tub!Lovely time…thank you.

Perfect Prairie Paradise
Shadow Mountain was the perfect prairie paradise I was looking for to spend some time in Joshua Tree.The home had all the modern conveniences I needed to prepare for, and decompress after, time in Joshua Tree National Park.The home was easy to access, close enough to the area essentials, and would love to visit again soon.

My wife and I have stayed in a lot of places in Joshua Tree, and this was our favorite. Everything was top quality and had a purpose. The kitchen was fully equipped with stainless steel cookware, a new oven, a new dishwasher, and a joy to cook in. Extremely comfy couch and the retractable projector screen were incredible. “Minimalist” probably isn’t the right word, but there wasn’t anything there that was just there for decoration sake like in other rentals. Everything felt thoughtful, quality, and well curated. The rugs, dining table, and the outdoor lighting (makes looking out at night feel very safe) were so appreciated. The hosts were very friendly and responsive, as well. This is a true 5 star for us!

An incredible stay! Great location, private, and beautiful. We enjoyed the secluded jacuzzi staring at the stars, and comfy movie nights in on the projector. Such a nice stay away to rest and recharge. Will be back! And I need that couch!

The most beautiful and accommodating stay thanks to Homestead. They made sure everything was perfect at a very late notice. I will be booking again. Clean, spacious, and private. Perfect for couples :) Thank you for a great stay!!!

The PERFECT spot for a relaxing getaway with easy access to all things outdoors, while not being too far away from cute shops and some darn good pizza (amongst other things). Our host was easy to get a hold of and super accommodating when we had questions. Such a great spot for casual stargazing!

Desert modern home, with wonderful private views. 2-3 miles from the western entrance to Joshua Tree. Everything you would need for a nice mountain retreat and relaxation. Spend your days in the park, then enjoy either the hot tub or cowboy cold tub!Lovely time…thank you.
