This is a remote location down dirt roads, so please take it slow. A car is required to explore the High Desert; while the property is secluded, the roads are accessible for most vehicle types. Please note, the roads are not well maintained and can vary in condition depending on recent weather.

HouseRules
VACATION RENTAL AGREEMENT
This Agreement is not a lease and conveys no rights in real property; use limited to these terms.
• Occupancy: Maximum occupancy under our short-term renal permit is the number in the property listing +2, whether staying overnight or visiting. This includes any guests or vendors (e.g. private chef, massage therapist) that you may invite to the property. Unauthorized persons above this limit may result in fines from regulatory authorities that will be charged to you.
• Check-in/out: Access is from 4 PM check-in to 11 AM check-out, unless otherwise approved in writing. No check-in after 9 PM without prior approval. Unauthorized early arrival or late departure will incur 50% of the daily rate.
• Pets: Only dogs are permitted, with prior written approval, payment of an additional cleaning fee, and at select properties. Owners must: use provided protective sheets on furniture; leash dogs outdoors; promptly pick up waste; never leave dogs unattended. Extra cleaning (minimum $50) or repairs due to pets will be charged in addition to the dog cleaning fee. No other animals allowed.
• Vehicles/Camping: No RVs, motorcycles, camping, or overnight accommodations outside the property. Violations may result in termination without refund.
• Rural Area: Properties are in remote areas; services and vendors may not be immediately available. Situations beyond our control that do not warrant refund, credit, or relocation include: acts of nature; wildlife or insects; utility outages; government actions; amenity closures for maintenance, safety, or other causes outside our control.
• Cell/Internet/TV: Due to our rural nature, service may be limited or unreliable; no refunds for outages. No illegal or abusive use. Guests that log into personal accounts must log out before departure; we are not responsible for charges on guest accounts.
• Power Outages: Due to our rural nature, outages may occur; no refunds for unplanned outages. For planned outages over 4 hours, we will attempt relocation if requested.
• Photoshoots/Events/Commercial Use: Prohibited without prior written approval, any necessary permits and payment of additional fees. This includes weddings, parties, or other events exceeding the number of allowed guests above. Any unauthorized use will incur a $10,000 penalty and the payment of any fees imposed by a municipality.
• Water Amenities: Use of pools, hot tubs, and plunge pools is at guests’ risk. No glass/pottery near water; breaking glass requires draining/refilling and lost revenue reimbursement. No minors unattended. Uncovered amenities may incur $100+ cleaning/filling/heating fee. No lifeguard on duty; guests waive liability for injuries.
• Access for Maintenance: Owner/representatives may enter for landscaping, maintenance, cleaning, repairs, inspections, and pool/hot tub service, we will make reasonable attempts to communicate all access needs.
• Property Unavailability: If beyond owner’s control, reservation may be canceled with refund of fees paid.
• Smoking: Prohibited indoors and within 15 feet of exterior doors. Dispose of cigarette waste properly. Violation incurs $250 minimum charge.
• Firepits/Fireplaces: Propane fixtures may not burn wood or other materials; violation incurs $500 minimum cleaning fee And the payment of any fines imposed by a municipality.
• Firearms: Prohibited.
• Noise: Follow local ordinances; quiet hours 10 PM–7 AM. Guest responsible for fines plus $500 administrative fee for violations.
• Payments: Full payment due 60 days before check-in (or upon booking if within 60 days).
• Deposits/Damage: Security deposit required per platform. With payment of an accidental damage protection fee, accidental damage up to $1,000 is covered if reported during stay (excludes intentional acts, gross negligence, and pet damage). We may withhold deposit or bill for costs exceeding it for violations, damage, missing items, excessive cleaning, unauthorized guests/pets, noise violations, trespassing, late check-out, or ordinance violations.
• Liability: Guests assume all risk for injury or property loss/damage and hold owner/manager harmless.
• Issue Resolution & Refunds: We strive to keep all properties well-maintained. If a material issue impacts your stay, we will make commercially reasonable efforts to resolve it promptly, which may include dispatching maintenance, arranging repairs, or relocating you to a comparable property. If you decline a reasonable remedy or relocation, you accept the property as-is and no further refund, credit, or compensation will be due. Any goodwill gestures are at our sole discretion and do not create obligations for future stays.
• Excessive Cleaning: you must leave the property in a reasonably clean condition, failure to do so will result in additional cleaning fees.
• Check-in Requirements: Guests must be 21+ years and present a government issued photo identification prior to check-in via our virtual check-in process. We may cancel reservations anytime if not provided.
