THE SPACE
This expansive free-standing one bedroom, one bathroom residence nestled within natural rock piles for privacy and capable of accommodating two (or four) guests. The architectural design is dominated by a sloping block wall riffing off the dramatic mountains that surround the property and the interiors are tastefully decorated with a modernist-inspired interior design. A private enclosed rock garden, complete with a free-standing claw footed bath tub, is provided off the primary bedroom. The hot tub nestled within the boulders is furnished with chaise lounges for sun bathing.


-BED & BATH CONFIGURATIONS
The high ceilings, crisp white painted walls and extensive glazing allow our guests to feel a connection with the desert while providing a calming interior space. The bathroom is fitted with custom built walnut sink cabinetry and the roll-in shower floors are clad with responsibly-harvested Cumaru wood planking. The roof skylights, glazed partitions and meticulously selected wall tile provide a light airy vibe within the bathroom. The bedroom has a king size bed & Custom Comfort mattress as well as closet w/ a washer & dryer. There is a private courtyard off of the bedroom patio w/ a soaking tub for cooling off.


-KITCHEN & DINING-
The spacious Orion kitchen is fitted with large central waterfall island allowing guests to prepare meals and entertain their fellow guests in comfort. If you prefer to make a cocktail while someone else prepares dinner, Homestead Modern is happy to arrange an intimate experience with a private chef for your stay and/or have premium meats and beverages awaiting your arrival. Both chef's kitchens are fully stocked with modern appliances overlooking large living and dining areas.

-ESSENTIALS & ECO-FRIENDLY CONSIDERATIONS
The most current green building code practices were incorporated into the design and construction of the two houses that inhabit this site. A 9.0 kW solar panel system is used to power both of the houses, roof and exterior walls are heavily insulated and passive solar design features were incorporated to minimize heating and cooling demands. Mini-split heat pump air conditioning units provide energy efficient heating and cooling to all interior areas with individual units provided in each bedroom. Re-use and re-purposing of building materials at various stages of construction allowed for the minimal generation and export of construction waste.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Dogs are welcome and there is a one time fee of $100. Maximum of 2 Dogs allowed. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME.
YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning (including at least $50 for pet fur left on furniture due to lack of use of the provided protective sheets) or repairs necessitated by the presence of your dog.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to and we do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet access is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

• No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation with only a refund to the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste into a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM. You must adhere to these rules.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings may include an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

• We are not responsible for any personal injury or personal property loss or damage that you or your guests may incur while at the property, you assume all risks associated with your visit and will hold the property owner and manager harmless from any injuries, loss or damage.

Poor planning for a camping trip led to us being stranded without somewhere to stay. We were able to book this phenomenal stay at the last minute and everything went perfect. The hot tub was clean, instructions were clear and home was as described.

I can’t say enough about how amazing Orion minor is. It’s pretty much my new favorite place on earth. Didn’t want to leave. The floor to ceiling windows in the main room lend to spectacular views and a real sense of being right up in the natural desert even when inside. The place has such a modern yet warm feel to it. Bed is extremely comfy. The rock garden with soaking tub has been updated since they last took the pictures and there are these beautiful almost orchid like large orange plants on each side of the tub that really take the vibe up another level. Wish I could just move here permenantly. The pics are accurate but really can’t capture how magical the location is. Highly recommended.

We can't say enough about our stay. Loved every aspect of it. Imagine that we went at a time when we were experiencing an unusual heatwave and being in Joshua Tree. Even then, our stay was so incredible that weather didn't impact our experience. So well designed, had everything we needed, beautifully serene, incredible stars, all of it. We are looking forward to returning as our oasis away from busy life in LA. Thank you!

We had a wonderful stay at Orion Minor. Perfect space for a staycation for my husband and I. Beautiful views, clean and cozy. And only a short distance from the park and local restaurants. There’s so much to do in Joshua Tree and surrounding areas, we certainly enjoyed our time and will be back!

We had a great time here and absolutely loved our stay. The hosts were super helpful and responsive. The place itself is so open and has so much natural light coming in during the day. We spent most of the day in the national park but really enjoyed coming back to the place to relax and unwind in the hot tub. We would definitely come back!

This place is great for a Joshua Tree getaway. It has everything that you need for 1-2 people. We were pleasantly surprised at how well the kitchen was stocked, so cooking in was no issue. It’s in a beautiful setting and I would not hesitate to stay again.

We had an incredible stay at this airbnb! We were looking for a quick one night stay to tackle an early morning hike, but also wanted to have an opportunity to stargaze. This was a unique and beautiful place to settle into for a few days. Close to national park and other areas for day trips, exploring and sightseeing. Restaurant options are limited so plan on having a few items at hand. BBQ and kitchen are all well equipped and is a lovely spot to relax after a day of site seeing in the area. Anne R.

Loved watching the sun go down over the desert from the comfort of the living room with a glass of wine at night! Great location, just 2 miles to the National Park and 2 miles to the Joshua Tree town center. Don’t attempt the last mile of the drive unless you have a car with high clearance as the road is not paved with lot of ruts and ridges. Our time here felt worlds away and we loved seeing the road runners, jack rabbits and howling coyotes at night. Appreciated the hot tub and watching the stars at night. The home was very comfortable and kitchen had everything we needed. Noting that there is no door to the bedroom, it’s all open to the rest of the house, so take note if you are traveling with others. The host was terrific and helpful.

Orion Minor was a little slice of paradise in Joshua Tree. It was a little too cold to use the bathtub, but the hot tub was a nice respite after a beautiful day of hiking. You can easily see the Milky Way and the whole night sky.

We loved the property, the surroundings were beautiful and the view from the living room was spectacular. This would be a great place to spend some time resting or visiting Joshua Tree, we did both.

Our stay was a desert delight. It was everything we had hoped for; tranquility, views, amenities, and proximity to the National Park. Host was kind, generous, and responsive. We throughly enjoyed the hot tub under the stars, large windows, and modern furnishings. Would recommend and stay here again!

The design of the home blends in well with the landscape of the High Desert. Step inside for a sharp contrast from the rocky terrain outside - a clean, crisp, streamlined interior. It is peaceful and quiet. Having no TV is refreshing. Mornings are filled with bird calls of all kinds. A great hiking guide among other educational books about the area are a nice touch. The hot tub is just right. A very lux airbnb experience. A nice retreat after a day of hiking -without sacrificing the beautiful views and sounds of the desert mountains in the morning. Stay at least 4 nights. One important thing to note, however, is that this not the most ideal spot for stargazing because of the light pollution of Yuca Valley. And while Modern Homestead has certainly brought capitalism to the high desert with their giant portfolio of premium rentals that cater to city folk, I do worry that I should have patroned an independent, local resident's rental to better support the local community

I wish i could give this property and the host more than 5 stars, this truly was the best airbnb experience ive ever had. The host was incredibly communicative, friendly, and responsive. They provided clear instructions for check in and check out that were easy to follow. The property was STUNNING. I have never stayed in such an amazing location in Joshua tree. But the best part of all was the home and amenities. Usually when I stay in an airbnb I always assume that the actual house will be 10% less great than the photos look but with Orion minor, it was even BETTER than the photos. Everything was cleaned to perfection and there was anything you could possible need. From baking sheets and tin foil to outside blankets to use while watching the stars, there was everything you could ever need and more. Not to mention the bed was insanely comfortable and the pillows were epic. Overall this was the perfect place, 100% will be returning and recommending to all my friends. Magical house!

Upon driving up to the secluded Orion Minor house, we knew that we were in for a very peaceful retreat. Tucked into a sloping hillside with beautiful flora and mountains in every direction, the home is built so you can enjoy the outdoors - and notably the magnificent sunrise and sunset - from each room. Large windows invite the outdoors into the space all while remaining cozy in the home lounging on plush furniture or in bed. The kitchen has tons of counter space, has modern appliances, and everything needed to cook a dynamite meal. The living/sitting area is comfortable and has wonderful items to stay busy, while staying present in the space - a record player with an excellent collection of albums, an amazing book library. The bathroom was pristine with a huge shower and great beauty products. The platform bed in the large bedroom was absolutely comfy! The outdoor space was wonderful to enjoy - the outdoor tub, hot tub, lounging areas. We will definitely return to this stellar home!

I stay in this area of Joshua Tree multiple times a year and this is one of my new favorite spots. Seems to be newly built, thoughtful design elements throughout with everything you need in the kitchen, lots of different areas to rest and relax and quality furniture/bedding. The pictures are great, but the vibe and quality of the place is even better in person. Homestead Modern is also the best- it’s now my 2nd time staying at one of their properties and they’re truly the best. Highly recommend!

I don’t think I can say enough about this property that would do it justice. It is nestled in the high desert between the hill tops and only a mile or so from the main Joshua Tree gate. The house is designed perfectly so that you experience the sunrise and the sunset to its fullest. All of the amenities and special touches were far beyond my expectations. If you enjoy cooking, the kitchen is stocked with every accessory you will need. I stayed in the Orion minor, but there is a footpath, connecting the Orion major a larger unit with a pool. I hope to be able to rent both places someday for a larger party. Some of my favorite things were the outdoor clawfoot bathtub, the hot tub underneath the stars, the record player with vintage classics, the location, the privacy, and most of all of the hosts were so communicative that I felt taken care of. I would highly recommend staying at either one of the locations and I plan on returning.
