Orion Joshua Tree was designed with privacy in mind and can accommodates up to 10 guests. The main house, Orion (*Major), is a spacious, free-standing three bedroom, three bathroom residence organized around a south-facing central courtyard and pool deck. All bedrooms are accessed off the entry breezeway and courtyard providing easy access to the spectacular 70 foot long infinity edge reflecting swimming pool and spa that rises as a jewel-like mirage in seamless continuity with the desert sky. Each bedroom is designed as a stand-alone suite complete with a full bathroom, king-size platform bed and Parachute linens. All bathrooms feature walk-in showers accented with rain shower fixtures and Public Goods body products.
Orion (*Minor), the private casita, is a spacious, free-standing one bedroom, one bathroom residence nestled within natural rock piles for privacy and capable of accommodating two (or four) guests. The architectural design is dominated by a sloping block wall riffing off the dramatic mountains that surround the property and the interiors are tastefully decorated with a modernist-inspired interior design. A private enclosed rock garden, complete with a free-standing claw footed bath tub, is provided off the primary bedroom. The hot tub & cowboy tub are nestled within the boulders is furnished with chaise lounges for sun bathing.

The high ceilings, crisp white painted walls and extensive glazing in all bedrooms allow our guests to feel a connection with the desert while providing a calming interior space. Bathrooms are fitted with custom built walnut sink cabinetry and the roll-in shower floors are clad with responsibly-harvested Cumaru wood planking. The roof skylights, glazed partitions and meticulously selected wall tile provide a light airy vibe within each bathroom.

The spacious Orion kitchens fitted with large central waterfall islands allow guests to prepare meals and entertain their fellow guests in comfort. If you prefer to make a cocktail while someone else prepares dinner, Homestead Modern is happy to arrange an intimate experience with a private chef for your stay and/or have premium meats and beverages awaiting your arrival. Both chef's kitchens are fully stocked with modern appliances overlooking large living and dining areas.

The outdoor spaces are intentionally integrated into the natural desert landscape. The infinity pool is surrounded by an expansive patio with varied seating and relaxing options that capture the majestic views. Just off the pool are well-lit steps that lead to Orion (*Minor) where you can escape into a private hot tub or soak in the bathtub hidden in the rock garden.
Please note due to high fuel costs in our area and cold winters, we charge an additional fee to heat the pool side in October, November, December, March, & April. The hot tub is heated at no extra cost.

-ESSENTIALS & ECO-FRIENDLY CONSIDERATIONS
The most current green building code practices were incorporated into the design and construction of the two houses that inhabit this site. A 9.0 kW solar panel system is used to power both of the houses, roof and exterior walls are heavily insulated and passive solar design features were incorporated to minimize heating and cooling demands. Mini-split heat pump air conditioning units provide energy efficient heating and cooling to all interior areas with individual units provided in each bedroom. Re-use and re-purposing of building materials at various stages of construction allowed for the minimal generation and export of construction waste.
Parking is available for 4 vehicles (*Major) and 2 vehicles (*Minor)
A washer and dryer is provided within Orion (*Minor) along with supplies

You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process.
While we encourage taking walks on the property and in the National Park, please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property.

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pool heating will have to be turned back on after the spa is not in use, you will need to notify us. Pricing is as follows-
October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool
No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

HouseRules
VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.
• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.
• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.
• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.
• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.
• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.
• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.
• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.
• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.
No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.
• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.
• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.
• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.
• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.
• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.
• Firearms are not allowed on the property.
• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.
• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.
• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).
• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.
• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.
• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.
• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.
• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.
• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.
• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to.
