Black Desert House can comfortably accommodate up to four guests in two bedrooms, making it ideal for couples or friends. Both bedrooms include king-size beds, and they both offer direct access to the pool and patio.

The two bathrooms feature dual sinks and walk-in showers. One bathroom is en-suite in the primary bedroom and includes access to an outdoor shower; the other is accessible from the hall.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. ** Cleaning Protocols ***
As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

Neighborhood

The 320-acre private community of Rock Reach is technically in the Town of Yucca Valley, but it feels like the middle of Joshua Tree National Park – without the crowds. Most of the landscape is an untouched wonderland of weathered boulders, pinon pines, desert oak and juniper trees.

Rock Reach provides the perfect blend of pristine desert and easy access to amenities in town. The West Entrance of Joshua Tree National Park is a 20-minute drive away, and the shops, restaurants, and things to do in Yucca Valley and Joshua Tree Village. A few of favorite spots in Joshua Tree Village include Space Cowboy Books, the World Famous Crochet Museum, and the Joshua Tree Saloon.

In addition to shopping and dining, you won’t want to miss these nearby highlights:
• Pioneertown (15-minute drive) - Put on your ten-gallon hat and stroll down Mane Street of this Wild West-inspired town, also known for Pappy & Harriet’s, a notable restaurant and venue.
• Noah Purifoy Outdoor Desert Art Museum (20-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.

Transit

While we are off a paved road, many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

• POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Pricing is as follows-

October and April - $200/night
November and December - $300/night

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

If you are looking for a private, beautiful, peaceful, and luxurious place to stay, you must choose the Black Desert House! This location is absolutely stunning. You feel like you are in the middle of nature the instant you enter the property and any stress melts away the second you step inside the home. It is exactly as gorgeous of a home as it looks in the photos, with a lot of detail and care put into the decor and amenities. All of the beds and furniture is as comfortable as it is beautiful. The kitchen is fully stocked with everything you would need to make a great meal, and the BBQ grill is wonderful to have on hand. The pool and hot tub are the perfect ways to spend your days, and the outdoor fireplace and seating area is a great way to spend your evenings. I could not recommend this home more! I have stayed in many airbnb's around the world, and this was the most beautiful and peaceful. I would stay here again anytime and have made all my friends jealous with photos.

We stayed here looking for a modern place and this was the best thing in the area. We worked while we were here and had a great time utilizing the large glass walls and the open valleys. This is an excellent location for us and our work. We drive here in a dropped roadster sports car, it is a pretty easily navigated path for a good driver. So do not be deturred. There is a lot to like about this location for anyone, it was prime for us. Quiet, open, with an otherworldy feel. I will be back here to continue our work. This is an amazing place, a lot going on invisible to the naked eye...10/10

We had a fantastic stay at the Black Desert house. The home was so unique and we loved being able to see the view of the desert from every room in the house. The view from the living room with the floor to ceiling windows was absolutely stunning. It was so incredibly quiet and private. The sunrise was amazing. I woke up early every morning and sat by the fire pit while watching the all the amazing colors as the sun slowly rose over the hills. It was my favorite part of the trip!

This house is fantastic. The interior is sleek and clean. And the outdoor spaces are unbelievable. During the day, the pool and hot tub are like a private oasis. At night, the stars are awesome. We drove 40 miles into Joshua tree National park one night and when we got home, we realized the star quality is nearly the same from our own patio. I definitely recommend staying here if you are considering it. Will be a lifetime memorable trip. We can’t wait to go back again someday.

Simply spectacular. Perfect place to unplug, relax, and rejuvenate. It was exactly what we needed. The views are incredible from all directions, even from the hot tub and swimming pool. The sunsets… Sunrises, the stars at night … whoa! Incredible! You’ll feel surrounded by nature. We even had a gorgeous coyote visitor come to the pool for water one evening, and we enjoyed their howling songs at the end of each day. The home is well appointed, clean, and comfortable. It was great that the unit is pet friendly and check-in was really easy. Let me start by saying this has to be the most incredible locations I’ve ever visited, and to think I didn’t have to leave the country to experience such a breath taking area. The owners took the time and researched how to get the best angles and views of their locations. This home captures everything. Even with the home being immaculate the designer did not take away from the natural landscaping. ? ? I’ve been all over the world and experienced some pretty cool places! House is as advertised! Be weary that the house is fairly remote on a dirt path which takes about 10 minutes to drive to once you turn off of the last paved road. Completely blown away. The towels, the frette bedding, the kitchen, the VIEWS! I honestly loved that the cell reception was sketchy, I’ve never been so relaxed in my life. This home is a work of art. It revealed itself in different shadows, reflections, shades, and patterns over the course of several days and nights as the sun, moon, and stars made their way across the desert sky. We loved how they created awesome spaces like the pool/jacuzzi area, outdoor patio, courtyard, and living room to frolic in as a group or escape to for solitude. The landscape is breathtaking and the floor to ceiling windows allowed us to take it all in even when it was hot outside. The kitchen was well equipped and the bedrooms were good. The space was kept very clean and the host was very responsive. This turned out to be a much needed escape during the covid times and a super memorable experience for us!

Ein wunderschönes Haus. Ganz in schwarz, modern und in einer atemberaubenden Lage. Wir haben die Tage in diesem Haus sehr genossen und würden jederzeit wieder buchen. If you are looking for a private, beautiful, peaceful, and luxurious place to stay, you must choose the Black Desert House! This location is absolutely stunning. You feel like you are in the middle of nature the instant you enter the property and any stress melts away the second you step inside the home. It is exactly as gorgeous of a home as it looks in the photos, with a lot of detail and care put into the decor and amenities. All of the beds and furniture is as comfortable as it is beautiful. The kitchen is fully stocked with everything you would need to make a great meal, and the BBQ grill is wonderful to have on hand. The pool and hot tub are the perfect ways to spend your days, and the outdoor fireplace and seating area is a great way to spend your evenings. I could not recommend this home more! I have stayed in many airbnb's around the world, and this was the most beautiful and peaceful. I would stay here again anytime and have made all my friends jealous with photos.

We stayed here looking for a modern place and this was the best thing in the area. We worked while we were here and had a great time utilizing the large glass walls and the open valleys. This is an excellent location for us and our work. We drive here in a dropped roadster sports car, it is a pretty easily navigated path for a good driver. So do not be deturred. There is a lot to like about this location for anyone, it was prime for us. Quiet, open, with an otherworldy feel. I will be back here to continue our work. This is an amazing place, a lot going on invisible to the naked eye...10/10

Overall was an insanely beautiful place. However I would expect maybe a bit more for the price - a nespresso machine to start with. We were unpleasantly surprised when the pool cleaner suddenly, without ringing the bell or anything popped up at the pool. we found that unacceptable! We had a fantastic stay at the Black Desert house. The home was so unique and we loved being able to see the view of the desert from every room in the house. The view from the living room with the floor to ceiling windows was absolutely stunning. It was so incredibly quiet and private. The sunrise was amazing. I woke up early every morning and sat by the fire pit while watching the all the amazing colors as the sun slowly rose over the hills. It was my favorite part of the trip!

Incredible place; a bucket list location. So incredibly quiet and peaceful, and the stars at night were a sight to behold. The home is beautiful with so much charm and character. The view is beyond words. Very clean. Fully equipped for all your needs. The hosts are prompt and professional and so friendly. Our goal was to unplug and relax for a weekend getaway and this house was exactly the place to do that. The house and property are amazing. It’s just the right amount of privacy and seclusion yet only 10 mins to town, restaurants, groceries etc. The listing is as described. House is as advertised! Be weary that the house is fairly remote on a dirt path which takes about 10 minutes to drive to once you turn off of the last paved road. This was no issue for us, but think it should be a bit more clear on the listing! Other than that it was an incredible home. Clean, kind and respectful hosts, and a contact free check-in system that works very well! Would recommend the house to anyone.

We had an amazing time here! The house with its desert views is absolutely stunning. From inside, it feels so private and like you have the desert completely to yourself! We also loved that it was only a 10-15 minute drive to coffee, grocery stores, etc… HIGHLY recommend and hope to come back!

Pictures don’t even do this home justice. It was truly one of the most beautiful places we’ve ever stayed, both inside and out. You’re only ten minutes from a grocery store but it feels like you’re in the middle of nowhere. Homestead Modern provides easy check-in and responds quickly to questions. We hope to come back soon!

Completely blown away. The towels, the frette bedding, the kitchen, the VIEWS! I honestly loved that the cell reception was sketchy, I’ve never been so relaxed in my life. The instructions were clear as day and dummy proof, even for me, on everything from arrival up the mountain to operating the hot tub. I can’t wait to stay here again!

This home is a work of art. It revealed itself in different shadows, reflections, shades, and patterns over the course of several days and nights as the sun, moon, and stars made their way across the desert sky. We loved how they created awesome spaces like the pool/jacuzzi area, outdoor patio, courtyard, and living room to frolic in as a group or escape to for solitude. The landscape is breathtaking and the floor to ceiling windows allowed us to take it all in even when it was hot outside. The kitchen was well equipped and the bedrooms were good. The space was kept very clean and the host was very responsive. This turned out to be a much needed escape during the covid times and a super memorable experience for us!
