Transit
A car is required to explore the High Desert; the property is accessed via dirt roads that are typically navigable for most vehicles when driven carefully. Please note that you will need to travel on dirt roads for a portion of the drive to the home. After rains, there may be more ruts than usual on the dirt roads but you should not need a 4x4 vehicle to get to the home. Please reach out with any questions!
Notes
POOL AND HOT TUB HEATING:
- Your rental includes heating for the in-ground pool from May-September.
- The hot tub is always free to heat.
- However, during the cooler months, there are extra charges for pool heating.
- If you want the pool heated during these months, please let us know before you arrive.

VACATION RENTAL AGREEMENT
This Agreement is not a lease and conveys no rights in real property; use limited to these terms.
• Occupancy: Maximum occupancy under our short-term renal permit is the number in the property listing +2, whether staying overnight or visiting. This includes any guests or vendors (e.g. private chef, massage therapist) that you may invite to the property. Unauthorized persons above this limit may result in fines from regulatory authorities that will be charged to you.
• Check-in/out: Access is from 4 PM check-in to 11 AM check-out, unless otherwise approved in writing. No check-in after 9 PM without prior approval. Unauthorized early arrival or late departure will incur 50% of the daily rate.
• Pets: Only dogs are permitted, with prior written approval, payment of an additional cleaning fee, and at select properties. Owners must: use provided protective sheets on furniture; leash dogs outdoors; promptly pick up waste; never leave dogs unattended. Extra cleaning (minimum $50) or repairs due to pets will be charged in addition to the dog cleaning fee. No other animals allowed.
• Vehicles/Camping: No RVs, motorcycles, camping, or overnight accommodations outside the property. Violations may result in termination without refund.
• Rural Area: Properties are in remote areas; services and vendors may not be immediately available. Situations beyond our control that do not warrant refund, credit, or relocation include: acts of nature; wildlife or insects; utility outages; government actions; amenity closures for maintenance, safety, or other causes outside our control.
• Cell/Internet/TV: Due to our rural nature, service may be limited or unreliable; no refunds for outages. No illegal or abusive use. Guests that log into personal accounts must log out before departure; we are not responsible for charges on guest accounts.
• Power Outages: Due to our rural nature, outages may occur; no refunds for unplanned outages. For planned outages over 4 hours, we will attempt relocation if requested.
• Photoshoots/Events/Commercial Use: Prohibited without prior written approval, any necessary permits and payment of additional fees. This includes weddings, parties, or other events exceeding the number of allowed guests above. Any unauthorized use will incur a $10,000 penalty and the payment of any fees imposed by a municipality.
• Water Amenities: Use of pools, hot tubs, and plunge pools is at guests’ risk. No glass/pottery near water; breaking glass requires draining/refilling and lost revenue reimbursement. No minors unattended. Uncovered amenities may incur $100+ cleaning/filling/heating fee. No lifeguard on duty; guests waive liability for injuries.
• Access for Maintenance: Owner/representatives may enter for landscaping, maintenance, cleaning, repairs, inspections, and pool/hot tub service, we will make reasonable attempts to communicate all access needs.
• Property Unavailability: If beyond owner’s control, reservation may be canceled with refund of fees paid.
• Smoking: Prohibited indoors and within 15 feet of exterior doors. Dispose of cigarette waste properly. Violation incurs $250 minimum charge.
• Firepits/Fireplaces: Propane fixtures may not burn wood or other materials; violation incurs $500 minimum cleaning fee And the payment of any fines imposed by a municipality.
• Firearms: Prohibited.
• Noise: Follow local ordinances; quiet hours 10 PM–7 AM. Guest responsible for fines plus $500 administrative fee for violations.
• Payments: Full payment due 60 days before check-in (or upon booking if within 60 days).
• Deposits/Damage: Security deposit required per platform. With payment of an accidental damage protection fee, accidental damage up to $1,000 is covered if reported during stay (excludes intentional acts, gross negligence, and pet damage). We may withhold deposit or bill for costs exceeding it for violations, damage, missing items, excessive cleaning, unauthorized guests/pets, noise violations, trespassing, late check-out, or ordinance violations.
• Liability: Guests assume all risk for injury or property loss/damage and hold owner/manager harmless.
• Issue Resolution & Refunds: We strive to keep all properties well-maintained. If a material issue impacts your stay, we will make commercially reasonable efforts to resolve it promptly, which may include dispatching maintenance, arranging repairs, or relocating you to a comparable property. If you decline a reasonable remedy or relocation, you accept the property as-is and no further refund, credit, or compensation will be due. Any goodwill gestures are at our sole discretion and do not create obligations for future stays.
• Excessive Cleaning: you must leave the property in a reasonably clean condition, failure to do so will result in additional cleaning fees.
• Check-in Requirements: Guests must be 21+ years and present a government issued photo identification prior to check-in via our virtual check-in process. We may cancel reservations anytime if not provided.

We just finished a one week vacation at Black Desert House, was absolutely amazing. We only left house to eat dinner. This house is magical, from floor to ceiling glass in Living Room to stunning kitchen to bedrooms are all special. Every detail was thought through. This is a luxury home, you feel that daily. Wake up, sit by pool for coffee, perfection. Seeing it in person was pinch me moment. It’s a minimalist home, which we loved, but so warm & tasteful. My husband is retired custom home builder on SJI (retired) & never wanted to leave. The natural landscaping was insane. It was probably the most cathartic & zen vacation we’ve had in years. Hot tub was used nightly, pool daily. It’s a piece of heaven. We will def be going back. Homestead Modern was wonderful, communication was great. We wanted for nothing in this home! Stunning modern architectural building with vast panoramic windows enabling views of the Mars-like landscape outside. Never been to a place like this. Terrace was excellent with gas fire pit we used every night, pools were warm and clean. Wonderfully illuminated at night. BBQ area was well laid out and clean with a well made gas BBQ. A minor glitch with the dishwasher was quickly resolved by the responsive team. A very secluded and peaceful location, though the track to the property is a bit rough and bumpy, ideally requiring a 4x4 or at least good ground clearance. The house was beautiful and the views were absolutely stunning! Backyard and hot tub were very private. The only downside was the 5 mile dirt road off main street to get there. The road was rutted out and you had to go slow, which added to the time to get back and forth. If you stayed at the house with food and cooked, it was great. However, my husband and I were back and forth from golf and sightseeing and going back and forth on the road was a lot.- Review Date: 2/19/2026

Spectacular setting in the magnificent high desert. Everything you hope for from the pics and then some. The house is architecturally very beautiful. Being a host myself, I would use a single code for all the gates, just to make it less confusing for the guests . The pool heating didn’t work, the owner gave us a refund for that . The jacuzzi wasn’t warm enough to be pleasant either: Overall a very nice experience , but there are many beautiful houses in the area .- Review Date: 4/28/2025

First of all, this is a cool home in a great location. Very well designed. We loved all the glass doors and floor-to-ceiling windows. The bed was comfortable with good quality linens and mattress. The location is not 100% private in the pool area as pedestrians and vehicles can see in from the road. Unfortunately, we didn’t get a chance to enjoy the pool, which is one of the reasons we booked the home. Despite the description saying it would be heated to 85 degrees, it wasn’t even close to that temp (yes, I am experienced with pools and heating). I offered to pay additional money to heat it more, but they said that was not an option. It was ice cold and we were pretty bummed about it. Hot tub worked fine. If you plan to cook, their frying pans are non-stick and heavily scratched. Communication with ownership is very efficient as they are quick to respond. Instructions to get in were confusing and missing important information, but luckily they got back to us quickly.- Review Date: 4/14/2025

What truly sets this home apart is its exclusive location, breathtaking views, and complete privacy. You're nestled among gorgeous rock boulders with beautifully designed spaces framed by the exterior landscape and unobstructed views for miles. Favorite moments included waking up to the colors of the sunrise through our floor-to-ceiling glass walls, sitting around the outdoor fire pit under the full super moon (felt so close you could reach out and touch it!), and afternoon walks exploring the property. You feel the wide expanse of the desert and completely hidden away at the same time. We were surprised by the total quiet and level of darkness, but adapted quickly and found it refreshing. And, everything in town is still close (Starbucks is 10 min). Modern House offered concierge-level service, always responding quickly and checking in throughout our stay. Favorite moments included waking up to the colors of the sunrise through our floor-to-ceiling glass walls, sitting around the outdoor fire pit under the full super moon (felt so close you could reach out and touch it!), and afternoon walks exploring the property. You feel the wide expanse of the desert and completely hidden away at the same time. We were surprised by the total quiet and level of darkness, but adapted quickly and found it refreshing. And, everything in town is still close (Starbucks is 10 min).

We stayed here looking for a modern place and this was the best thing in the area. We worked while we were here and had a great time utilizing the large glass walls and the open valleys. This is an excellent location for us and our work. We drive here in a dropped roadster sports car, it is a pretty easily navigated path for a good driver. So do not be deturred. This property is amazingly beautiful with stunning views of the desert. Everything that was listed in the ad was accurate with the following notes: The drive up to the property is unpaved and a little like an off road adventure. Thank goodness for 4WD! There are about 12 steps up to the front door with no rail. I mention it became I had a walking cast and it was a little challenging. Also the steps to the living room and in the pool were very steep and I could not go in the living room. Everything is very beautiful and artistic. Our goal was to unplug and relax for a weekend getaway and this house was exactly the place to do that. The house and property are amazing. It’s just the right amount of privacy and seclusion yet only 10 mins to town, restaurants, groceries etc. The listing is as described. House is as advertised! Be weary that the house is fairly remote on a dirt path which takes about 10 minutes to drive to once you turn off of the last paved road.

We had an amazing time here! The house with its desert views is absolutely stunning. From inside, it feels so private and like you have the desert completely to yourself! the house itself was amazing. smaller than i thought it would be, based on the photos, but still so special, and the way it was situated on the property was perfection. those views, and so quiet! i will say, however, a few umbrellas around the pool would solve the two issues we had with the place: the first being that the bedrooms face east, so even with the blackout shades down, those rooms get bright and HOT by 8am, even with the AC running. secondly, had to pull the children out of the pool a few times to get them into some shade on the other side of the house. seems like a couple of sails could remedy both of those easily...gina g. - Review Date: 4/5/2021

Pictures don’t even do this home justice. It was truly one of the most beautiful places we’ve ever stayed, both inside and out. Completely blown away. The towels, the frette bedding, the kitchen, the VIEWS! I honestly loved that the cell reception was sketchy, I’ve never been so relaxed in my life. This home is a work of art. It revealed itself in different shadows, reflections, shades, and patterns over the course of several days and nights as the sun, moon, and stars made their way across the desert sky. We loved how they created awesome spaces like the pool/jacuzzi area, outdoor patio, courtyard, and living room to frolic in as a group or escape to for solitude. The landscape is breathtaking and the floor to ceiling windows allowed us to take it all in even when it was hot outside. The kitchen was well equipped and the bedrooms were good.
