The outdoor spaces are intentionally integrated into the natural desert landscape.

Guests are welcomed to Horse Around w/ a San Pedro cactus garden next to ancient Joshua Trees and piles of boulders. The original water tower remains alongside a second water tower, both now decommissioned but the duo have served as visual markers in Pipes Canyon for decades.

The BBQ, pool, and covered outdoor lounge area make it an idyllic setting for days spent in the sun. The pool is surrounded by lounge chairs and relaxing options that capture the majestic views. Just above the pool is a patio and a propane fire-pit area surrounded by native plants.

Access Access
You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process.

While we encourage taking walks on the Horse Around property, please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property.

Also note, THERE IS ABSOLUTELY NO USE OF OFF HIGHWAY VEHICLES (OHV) IN THIS AREA.
Neighborhood Neighborhood
Pipes Canyon, a neighborhood within Pioneertown, is one of the most unique communities in the High Desert. It sits amidst a breathtaking tableau of the craggy mountains and flat-top buttes that make up Pioneertown Mountain Preserve, which offers excellent hiking and exploring options.

Pioneertown is located within a short drive of many restaurants, shops, and things to do. The West Entrance of Joshua Tree National Park is 20 minutes away by car, but you’ll also want to enjoy these area highlights:

• Yucca Valley (10-minute drive) - Convenient stop for chain stores and local eateries, like Carla's Route 62 Diner and C & S Coffee Shop.

• Joshua Tree Village - Quirky strip of boutiques and restaurants, including Coyote Corner, Space Cowboy Books, and the rustic Joshua Tree Saloon.

• Noah Purifoy Outdoor Desert Art Museum (25-minute drive) - As far from a stuffy gallery as you can imagine, this outdoor sculpture garden contains a unique collection of folk-art.

• The Integratron (25-minute drive) - New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

• Palm Springs (45-minute drive) - Artsy town known for vintage shopping, art galleries, and the Palm Springs Aerial Tramway.

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

The host is ever so accommodating. The boulders are unique and you can see so many different shapes and figures. I even left my glasses there and the host was kind enough to contact me and send it to me. Lovely pool and Amazing place!

Horse Around is another incredible space by the team at Homestead Modern. The house and surrounding area are incredibly beautiful and the space feels like it belongs with the landscape. There are so many fun touches in the house and on the property. The space was spotless and exactly as advertised. The hosts are very friendly and responsive. We couldn’t have asked for a better experience. This is the second place we’ve stayed at by Homestead Modern and it will definitely not be the last. They are amazing!

Had a wonderful stay at Horse Around by Homestead Modern. The home was the perfect desert retreat. Property was comfortable, clean, and outfitted with a well stocked kitchen. The pool, hot tub, gas fire pit, and EV charger were great amenities! Homestead Modern was extremely communicative and provided thorough check in and check out instructions. Tip for future guests- read the check in info/ door combination prior to arrival, when you have service (in town), as cell service was spotty at the home (no issues once connected to the home wifi network). Though neighboring property was a distance away, there was a clear view from the pool area- so as the instructions mentioned, be mindful of noise, as sound carries in the desert ? Would definitely stay here again!

Romantic stay!
We had a great stay at horse around! We loved watching the wildlife and swimming in the pool! We had a great weekend celebrating our 10 year wedding anniversary. It's private, quiet, relaxing and romantic. We were worried about finding town and food but its only 10 mins away or less.

We had a romatic stay to celebrating our 10 year wedding anniversary! It was private and peaceful. We loved watching the wildlife and using the pool- day and night. We had a beautiful weekend. We loved this home is in the boulders. It is stunning. We stayed cool inside and in the pool even in summer. We found groceries and yummy places to eat only 10 minutes away! They were super helpful, kind, and responsive.

Die Kommunikation lief reibungslos und alle Informationen wurden im Vorfeld reichlich zur Verfügung gestellt. Wir haben hier eine tolle Zeit verbracht und kommen gerne wieder.

The Homestead Modern house in Yucca valley was everything we wanted for our getaway to visit Joshua tree! The location was the right balance of convenience and isolation, and the pool and hot tub was perfect for unwinding after a day of hiking. The kitchen and barbecue were great for cooking a nice dinner in the evenings, and the beds were super comfortable! We would gladly stay here again, a true five star review (disclaimer, the host did ask us for a 5 star review, so consider that while reading others but this was a perfect airbnb experience that exceeded expectations)

This was the perfect birthday getaway. I just wanted something peaceful to relax in. The jacuzzi under the stars was everything i wanted. My friends and i enjoyed running on the property, heading into town for the Saturday market, and dinner at Pappies and Harriet’s. Would 10/10 stay here again. The hosts were incredibly responsive and very nice

This is my second time staying at one of Homestead Modern’s houses and it did not disappoint! The location was perfect - private and serene, nestled up against picturesque boulders, but close enough to all my favorite hot spots (The Copper Room, Tiny Pony, etc). Highly recommend!

Truly a beautiful place- wish we stayed longer! From the photos we knew it was an amazing spot, but the energy there was even better in real life. So much room to explore the back yard, close to the town, and this air bnb felt so special with the amazing boulders. Owners were extremely nice and accommodating as well, which made everything seamless! Chic and fun interiors and great natural light. Couldn't recommend more and definitely want to come back xx

We had an absolutely wonderful time at the Horse Around house. The home itself is beautiful...every little detail is so thoughtful. The finishings and the furnishings are perfect...someone with a great eye chose everything in this home. The beds were comfortable and the kitchen had everything we needed to cook and make ourselves at home. We listened to some great records and played fancy Connect4 and enjoyed lots of quality time in the space. Despite the home being beautiful, the real star of this listing is the outdoor space. Being surrounded by boulders like that was truly magical. Relaxing in the hot tub under the stars in the quiet peace of the desert was really spectacular. Renting this place is a little spendy, but it was definitely worth every penny for such a luxurious, gorgeous home and environment. We'd stay here again in a heartbeat.

We spent five incredible days at Horse Around and truly had the best Airbnb experience of our lives. We stumbled upon this listing whilst looking for a place in the Yucca Valley and were a bit hesitant to book at first, seeing as it was a brand new listing. However, we were quickly sold on the incredible location and from the very first contact, Homestead Modern took away any doubts that we may have had and went above and beyond to make sure we had an amazing time. The house itself is absolutely stunning - everything is brand new, super clean and aesthetically just the nicest place, not cluttered at all, but still so cozy! Beds were super comfortable and the kitchen stocked to perfection. The view from every single window is absolutely breathtaking, too. The biggest selling point though are the outdoor areas and the pool/spa in particular. It really feels like you’re completely by yourself in this beautiful landscape! If you stumble upon this gem, book it now!!
