We began our Vacation Rental Services several years ago with Rock Reach House in Yucca Valley. Rock Reach House is among the most booked rental homes in the High Desert. Last year we expanded our services to other premier properties in the area – and saw their bookings grow.
Each of these properties is in the Homestead Modern ecosystem. Prospective renters find these properties based upon the search criteria they enter into the various marketing platforms (availability, number of beds, price, amenities, etc). We make it clear to them that if the property they prefer is booked, we can help them find an equally high-quality property within our ecosystem.

FEESOur fee structure is generally 30 percent of the gross rental payouts in the first year of confirmed reservations, dropping to 20 percent in the second and subsequent years. The higher percentage in the first year is in recognition of the labor intensity of this initial period. We require a $1,000 start-up fee to help carry us until we begin to be compensated for our work with rental income.
SOCIAL MEDIAOne of the most effective ways to ensure that visitors know about your rental property is via social media engagement. If you are not planning to fully utilize this important marketing tool you will be missing bookings.
Just “hanging out a shingle” for your vacation rental is no longer enough to ensure bookings
FEATURESWe have a very good sense of what extra features drive both high occupancy and higher rental rates in a vacation rental property. We can even give you financial projections with and without those features so you can determine whether including them “pencils out.”
PHOTOGRAPHYWe believe that outstanding photography of the property is crucial to its success. We have access to great, well-priced, high desert photographers (including those who shoot drone videos).
PHOTO SHOOTSWe are very adept at finding sources of revenue for our clients beyond vacation rental income. For example, we are tied into the world of location scouts who are looking for properties for various commercial still and filmed photo shoots. We know what these folks are looking for and we know how to negotiate the best rates on behalf of our clients.
SPECIAL EVENTSAnother area for garnering additional income is in the world of special events – including weddings, family reunions, etc. Your property may or may not be well suited for hosting such events, but the property where the event is being held may not be able to accommodate all of the attendees. We often know about these events and have been very proactive in helping our nearby client properties book those in the party who can’t be accommodated at the actual event venue.
WISH LIST SAVESAnother way we help our clients is through “wish list” saves — Airbnb’s bookmarking feature for guests. We have a proven track record of having these dramatically increase at each client property. We are careful to benchmark our new properties on this metric by analyzing how our new clients are doing vs. other, nearby properties that started operations at about the same time. Inevitably our clients track higher and grow faster than the competition in terms of wish list saves.
HOST VISIBILITYWe believe that it is vital for our clients’ success that they be the public face of their property despite our deep involvement. We are careful to promote the owner as the “Host” on the Airbnb platform. Too many vacation rental management companies group their clients into a single account, with the company as the “Host”. We know that renters value the personal sense of connection with the owner. They do not want a faceless hotel experience. We also ensure that each of our clients achieves “Super Host” status as fast as possible by striving relentlessly to achieve the benchmarks required.
