This home can comfortably accommodate up to six guests in two bedrooms + the casita with space for more on the additional four twin size day beds found throughout, making it ideal for couples or friends. All bedrooms include queen-size beds, premium linens and a closet. The day beds are left so you may enjoy them as lounge areas, linens and blankets are located in the house if guests would like to utilize them as sleeping spaces.

-LIVING SPACE-
The living room features a breathtaking wall of windows that look out to the rocky landscape and modern in-ground saltwater pool. Enjoy a movie on the projector in the cozy furniture or simply relax and play cards by the malm fireplace (not operational). There are two twin leather beds that function as loungers or additional sleeping areas. The casita has it's own living area as well as equally impressive views and similar leather beds.

-OUTDOOR SPACE-
Savor the desert sunshine at the private pool and in-ground hot tub that overlooks the Joshua Tree National Park (heating of pool in cooler months at an additional fee). Gather around the propane fire-pit after a dip in the pool or simply star gaze from one of the best dark-sky stargazing locations in the United States. The pool deck is surrounded by an expansive patio with chaise lounge chairs and an outdoor bench. Off the back of the Casita is a patio with additional seating and privacy.

♦ Pool can be heated in April & October for $200/day. Due to high fuel costs in our area, pool heating is not available from November-March. The pool is maintained at 80 degrees the other months, but can fluctuate slightly with extreme temperatures

Zephyr's Alcove is the perfect setting for much needed rest & relaxation - whether that means hiking, yoga, reconnecting with nature, drinking with friends or simply doing nothing at all.

Parking is available for four vehicles at the entrance of the house.

Access

You will have the entire house and property to yourself. Only registered guests are allowed, unless specifically agreed upon during the booking process. While we encourage taking walks around the property and in the National Park, please do not wander into our neighbor's backyards in the surrounding area as you will be trespassing on private property. This includes the adjacent shipping container compound.

Neighborhood

When going to Joshua Tree one couldn’t imagine a better location and ambiance. This area is very private but not remote. You will feel like you have your own slice of solitude in Joshua Tree yet you are only a couple of miles from the JT village as well as Joshua Tree National Park. During the day you can explore nature in your own backyard and at night, the stargazing can’t be beat.

Transit

This is a remote location down dirt roads, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

*Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

*POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pool heating will have to be turned back on after the spa is not in use, you will need to notify us. Pricing is as follows-

October and April - $200/night

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

This was my first time at Joshua tree and I was so happy that we booked this place. It was peaceful and very relaxing. It had all the amenities that my family needed. It was about 10 minutes away to the main street which I was happy about. My children loved the Jacuzzi, and although the pool was a bit cold, we still swam in it . The host was very responsive and answered all my questions. I will definitely come back to this place.

We had a great stay, property is beautifully finished, pool and hot tub are amazing. Great location, close to JT itself but secluded enough to be private. Access road is a pretty rough and best accessed by an SUV or vehicle with higher ground clearance, but it's JT, that is part of the charm. Check in and communication was super easy. Only minor issue was a lack of ourdoor lighting, especially by the pool area. We had planned to use the hot tub at night, but that wasn't possible. Otherwise a 5* stay!

The Alcove is such a special space, stellar views and great pool deck. Loved the character of the house itself, very zen and so much room to breathe. The dinning room doors let you create an open floor plan with the back patio, and enjoy all the gorgeous outdoor amenities. Not smack in the center of town or outside the park entrance but such a close drive to both, the privacy is worth the extra few minutes. Be sure your vehicle can handle a dirt road and you’re all set!

We had a great stay! The The location was great for our trip to Joshua Tree National park. We even ventured out to Palm Springs on one of our days which was only an hour drive. The beds were warm and comfortable. The hot tub was a great activity at the house, but it did take a couple hours to heat with the cold weather. Star gazing was amazing. Our daughter loved the hammock on the patio and told lots of stories in it. We would definitely be happy to return.

We stayed at Zephyr's Alcove. We enjoyed the pool, the private and open space, and the home was clean and had plenty of amenities. We also loved that it didn't have cameras everywhere which provided us with privacy. Out of the homes that I have rented in Joshua Tree over the years, so far this is my favorite! Additionally, Homestead Modern were quick to reply to our messages and helpful when we had a question about the locks.

This place has everything you need. Upgraded kitchen amenities and really comfy beds. No TVs but the projector screen was big, with Roku. The outdoor space was really nice, the pool was prefect and having no solid fencing allowed you to get the full view of Joshua Tree, which was beautiful. Thanks Homestead!

The views were amazing. 1st day there in the pool we encountered a coyote around the fence. Looked at us and walked away. The house is in desert. The views were amazing and the stars were something else. The pool and jacuzzi were awesome and felt so relaxed. The showers were big and spacious for 2 people. They have bice seperate room with a massive shower. Never got to use but make sure u book with other couples. Summer is hot, but overall this place was amazing. Cant wait to rebook next year.

I had a lovely stay in this well appointed, nicely located, modern and simple (in the bourgie kind of way) home. The pool and hot tub are great. The outdoor shower is everything!! The home was clean, I really appreciated the coffee (pick up some 1/2 and 1/2 on your way in), and would definitely come back for another visit.

To preface, this spot was serene and comfortable. My friends and I (3 of us) each had our own space to work remote and sleep/shower in which was a luxury. The host were really quick to respond and offer help when we needed it. We were also glad that we could use the laundry room since it helped us comfortably stay there for a week. Where it fell short for us was value. We had high expectations going into this space, so when we found a few dirty utensils, the kitchen not fully equipped from the start (missing salt until we flagged it to the host), guest room shower wasn’t draining properly, etc, we were a bit disappointed. All issues we flagged immediately and the host offered to come fix or helped us find solutions but was definitely something we had expected from the start. The other thing is it is listed to fit 8 guests max but most common areas like the pool, living room or kitchen island only has two chairs so even for a group of 3, we had troubles doing things together.

Came here with a small group of friends for a birthday celebration and wow! We had such a great time enjoying the peaceful desert in this chic yet simple home with a secluded backyard and pool/jacuzzi. We spent the whole day with the large windows to the kitchen open and enjoyed our meals on the long dining table. In the evening the fire and the pool lights were such a great touch and the star gazing was gorgeous. There were 3 lovely bathrooms, an outside shower, and a stand alone tub (that we didn't get to use because it was too cold). The separate small house with the 3rd room is SO cute and we loved having another space for the friends who like to stay up late. Overall, it was relaxing, quiet, and just what we needed. We cannot wait to go back!

Overall we loved the house for our extended family holiday vacation. Initial issues with house and instructions not being ready for AirBnB--no house instructions (and dump excuses when I asked), no quilts for extra beds, polite but ineffectual arguments from local host person when we requested quilts which need should have been obvious from my complete description of our planned 7 guests. I had to push back and emailed repeatedly but once I got senior people's attention, the bedding issue was promptly resolved and various gifts sent. We requested a broom, got that too (though no dust pan). No departure instructions were provided until we'd checked out, no info re trash, or advice on saving water in the desert which I'd expected. But I got management's attention and the CEO was exceptionally polite and clearly wanted to make us happy. We appreciated that and we really enjoyed our stay. I expect that the management company will do a better job in future and recommend this lovely house.

This guest refused to look at an online pdf guide, as only a printed one would do. If she has allowed herself that luxury she would have discovered ample direction on where all cleaning supplies, trash and extra linens were located. As well as some interesting facts about Joshua trees. She requested quilts and duvets on top of the 8 that were already on site. She refused to speak with any management in our efforts to show her the location of these items and when she demanded that we bring them to her from the on site storage, she refused to see us. leaving a lovely family member to greet us, acknowledging that she was a difficult one. I’m proud to be part of a management team that allows us to support a guest’s every request if we can. One where the CEO goes out to bring a printed house guide and say Merry Christmas when she learns of an unhappy guest. Just saddened that guests would rather complain about water conservation when demanding a paper manual and refuse to even talk on the phone so we could help her identify the location of the dust pan, which was simply under the sink. -- Mollie B. Everything is exactly the same as the picture and we love the pool area where we can watch stars nearby the fireplace. It’s just the road to house is still in construction so it’ll need some effort get to there XD

I booked this property for my boyfriend's birthday and it really is everything and more! We had 8 people and our dog with us and we had plenty of space for all of us. The main feature of this house is the POOL! Most houses in Jtree with a pool are highly priced and never have enough room for a group of more than 4 people. You definitely get more than what you pay for! As far as the location goes it is very secluded but worth it. We went to a show at Awe Bar Friday night and another show at Pappy's on Saturday it took us about 20 minutes to get to both concert venues. We didn't have a problem with the drive but it is really close to downtown Jtree considering how out there you really do feel. The house had everything you would need to chef up, the beds are very comfortable, the showers are great and the soaps they supply are just lovely. We will definitely be staying here again! Our group comes out to the desert ALOT and the consensus was that this was the best Airbnb we have all stayed in out here in the high desert!

This was my first time at Joshua tree and I was so happy that we booked this place. It was peaceful and very relaxing. It had all the amenities that my family needed. It was about 10 minutes away to the main street which I was happy about. My children loved the Jacuzzi, and although the pool was a bit cold, we still swam in it . The host was very responsive and answered all my questions. I will definitely come back to this place.

We had a great stay, property is beautifully finished, pool and hot tub are amazing. Great location, close to JT itself but secluded enough to be private. Access road is a pretty rough and best accessed by an SUV or vehicle with higher ground clearance, but it's JT, that is part of the charm. Check in and communication was super easy. Only minor issue was a lack of ourdoor lighting, especially by the pool area. We had planned to use the hot tub at night, but that wasn't possible. Otherwise a 5* stay!

The Alcove is such a special space, stellar views and great pool deck. Loved the character of the house itself, very zen and so much room to breathe. The dinning room doors let you create an open floor plan with the back patio, and enjoy all the gorgeous outdoor amenities. Not smack in the center of town or outside the park entrance but such a close drive to both, the privacy is worth the extra few minutes. Be sure your vehicle can handle a dirt road and you’re all set!

We had a great stay! The The location was great for our trip to Joshua Tree National park. We even ventured out to Palm Springs on one of our days which was only an hour drive. The beds were warm and comfortable. The hot tub was a great activity at the house, but it did take a couple hours to heat with the cold weather. Star gazing was amazing. Our daughter loved the hammock on the patio and told lots of stories in it. We would definitely be happy to return.

We stayed at Zephyr's Alcove. We enjoyed the pool, the private and open space, and the home was clean and had plenty of amenities. We also loved that it didn't have cameras everywhere which provided us with privacy. Out of the homes that I have rented in Joshua Tree over the years, so far this is my favorite! Additionally, Homestead Modern were quick to reply to our messages and helpful when we had a question about the locks.

This place has everything you need. Upgraded kitchen amenities and really comfy beds. No TVs but the projector screen was big, with Roku. The outdoor space was really nice, the pool was prefect and having no solid fencing allowed you to get the full view of Joshua Tree, which was beautiful. Thanks Homestead!

The views were amazing. 1st day there in the pool we encountered a coyote around the fence. Looked at us and walked away. The house is in desert. The views were amazing and the stars were something else. The pool and jacuzzi were awesome and felt so relaxed. The showers were big and spacious for 2 people. They have bice seperate room with a massive shower. Never got to use but make sure u book with other couples. Summer is hot, but overall this place was amazing. Cant wait to rebook next year.
