The outdoor space had been arranged to optimize fun, relaxation and to capture as much of the desert’s beauty and sun as possible. Ancient creosote trees and mature cacti surround Sommer Ranch and meditation nooks are hidden behind joshua trees. The new mod pool and heated spa are nestled in a private area on the side of the home, allowing a cool place to unwind on summer days and a cozy place to heat up on cooler winter evenings.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. You’ll be close to all the action at Sommer Ranch. Some of our favorite options available to you:

–Joshua Tree National Park: 800,000 acres of mystical beauty - Joshua Tree National Park is one of the world’s most incredible natural desert treasures. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

• The Integratron: New age-y healing destination with a sound bath, originally designed by ufologist George Van Tassel with the goal of reversing the aging process.

Sitting on 2 acres of hi-desert bliss! The Sommer Ranch is nestled in the Upper Sky Harbor neighborhood at the base of Joshua Tree National Park. Hiking is abundant near Black Rock Campground (NW corner of the national park), which is a 3-minute drive or 20-minute walk from our home. There is also beautiful hiking right outside of the door with trails that link to Black Rock Campground.

The main entrance to Joshua Tree National Park is about 20 minutes away.

We are 10 minutes from downtown shops, restaurants, and art galleries. Pappy and Harriet's is a 20-minute drive, and Palm Springs is 45 minutes away.
Transit Transit
Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not.
Notes Notes
•POOL: Heating for our pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pool heating will have to be turned back on after the spa is not in use, you will need to notify us. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

I stayed for one month ... absolutely felt at home right away. This is a nice place. Great communication (no matter the time of day), clean, fabulous hot tub, and surrounded by beauty. My dog enjoyed it as well .. grateful for a fenced in yard. I would stay again!

Loved our stay! Felt like the perfect spot for trips to Joshua Tree and our day trip to Palm Springs. Probably a little big for just me and my husband but would be perfect for a group trip- we loved having the extra space to spread out and feel at home! Would definitely recommend and stay here again!

This place felt like entering another world to me. It’s quiet and the air is as fresh as in the Swiss mountains- my home : ) Inside, the house is bright and each room offers a unique and breathtaking view. The layout was ideal for our party of six, plus a dog. Each room is carefully designed and decorated. I really enjoyed how the bathrooms offer plenty of surface space. Furniture is tasteful and comfortable. We made full use of the fully appointed and functional kitchen as well as the bbq. The fenced in part of this house’s large outdoor space was ideal for my grandchildren and our dog. Despite the privacy and seclusion that this place offers, shops, restaurants and activities are close by. Opportunities to enjoy everything the desert has to offer were plentiful and easy to reach for us. The host, Homestead Modern, has been extremely helpful with providing unique insights and tips on what to do. This place was perfect for me to slow down and recharge. We will definitely be back.

We stayed here for 2 months, and it was wonderful! It felt so private but was also just down the road from town. Our dogs loved the backyard, and we enjoyed sitting out there as well! It had everything we needed and more.

The location of this property is fantastic - hiking trails right from the driveway all the way into the northern corner of the park, where you can connect to miles of park trails. The interior is very tastefully decorated, with comfy furniture, and nice private outdoor seating options too. If you plan to cook, the gas stove is top notch, and there are actually sharp chef knives and non stick pans that are still in great shape - a rarity in most vacation rentals. Very quiet neighbourhood - the loudest sounds were the coyotes at night! Heating system worked well in the cold nights. Would definitely stay again.

Great space, convenient location, and great amenities. The house was easy to find. Once inside, we found that the actual space felt even better in person than in the photos. The living areas and the hallways are quite spacious. The kitchen is well stocked. We initially had an issue with the backyard firepit, but Homestead Modern was very prompt and communicative -- the property manager came to help fix the issue so that we eventually got to enjoy the firepit at night. If there's any downside personally I wished more windows would be able to open easily (some seems to be stuck from not been open for a long time), but that may not matter to others; we were sensitive to the scented reed diffuser so wanted more ventilation when we first got inside. On the other hand, the weather was quite cold during the time we were there, and the double layered windows and the central heating worked very well to keep the entire place warm and cozy. Thanks for a wonderful and memorable stay.

The home was very comfortable and had all the necessary things you'd need for a stay. The location is perfect and private. A couple of things that could be worked on are the front door knob and the flooring. I enjoyed my stay and would recommend to others

The place was great, and we had a lovely time. However, the place took new ownership between the time I booked the place and the time of stay. So there seemed to be some miscommunication here and there about checkout times and payments. Other than that, the stay was great.

We truly loved our stay at Homestead Modern. The kitchen had everything we needed to cook all of our meals and there were cozy areas everywhere for us to chill out and enjoy the views. The house is perfectly secluded while still being a close drive to Joshua Tree National Park and shops. Make sure to check out the Black Creek Canyon part of the National Park as it is only a 4 minute drive away. We fully enjoyed the outdoor space with the fire table in the cooler evenings.
