-BEDS & BATHS-
Both homes can comfortably sleep up to four guests in two bedrooms - and the property can sleep up to eight people in total. The primary bedrooms have king-size beds and an en-suite bathrooms, while the second bedroom in each home has a queen-size bed and funky furnishings. All bedrooms have sliding doors that lead to the back patios.

Each home also has two bathrooms. The primary bathroom has dual sinks with wood accents and chrome features, plus a glass-enclosed walk-in rainfall shower and plenty of hotel-quality towels. Step through the door to enter the lovely private courtyard with an outdoor shower. The second bathroom, located across the hall from the second bedroom, includes a luxurious deep-soaking bathtub.

Need to do some laundry? There’s a washer and dryer available for your use in each home.

-KITCHEN & DINING-
In both homes, natural elements meet modern technology in the kitchen, which features sleek stainless steel appliances and custom wood cabinetry. Appliances include a gas stove, oven, fridge, freezer, microwave, and dishwasher, and both a drip coffee maker and a French press are ready for your morning java ritual. The cabinets are stocked with dishes, cookware, and a blender.

When it’s time to eat, dine in style at the table for four - or opt for a meal outside on the patio.

-LIVING SPACE-
Both homes’ kitchens open up to bright, airy living rooms with comfortable places to sit. After an invigorating hike (or a hearty meal at one of Joshua Tree’s delicious restaurants), you’ll want to kick back and relax in air conditioned comfort. Flip on the TV (DirecTV channels included), or just admire the spectacular views through the huge windows as your favorite tunes play through the bluetooth speaker.

-OUTDOOR SPACE-
Steps from the living rooms are private patios, surrounded by gorgeous Joshua trees, which are ideal places to relax. It’s up to you whether you’d prefer to soak up the rays in a lounge chair or sip a glass of California wine.

When the sun goes down, nothing beats sitting around the stone fire pit with a view of the mountains in the distance. End the day with a soak in the Jacuzzi hot tub (or a refreshing dip in the cowboy tub!) overlooking the mountains in the sunset.

When you’re in the mood for dinner with a view, just fire up the propane BBQ. Both homes have outdoor dining tables with seats for six.

Parking is available for two vehicles at each home: one in the carport and one in the driveway. You’ll find electric vehicle chargers in both carports.

Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

–Pioneertown: Step back in time to thus rustic Old West-style village. Wander through the historic buildings, visit unique shops, catch a live music performance at Pappy & Harriets, and experience the Wild West charm.

As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

Neighborhood Neighborhood
Monument Manor is considered one of the most desirable neighborhoods in the area given its immediate proximity to the west entrance to the national park as well as its vistas into the craggy mountains of the park. It is just minutes from Joshua Tree Village with its quirky and eclectic High Desert vibe -- including a variety of food, drink, music and shopping options. Grocery stores and other shopping options are just 15 minutes away in Yucca Valley.

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Both properties are modern, wonderfully decorated and comfortable. We enjoyed our time in the Joshua Tree desert and loved the location. The park entrance is only 5 minutes away, and 10 minutes to Walmart for supplies. Highly recommend also checking out Pappy & Harriets. Overall this spot was perfect for my birthday celebration with 8 of us! Can’t wait to stay again!

We had a fantastic weekend at Shelter! We rented Shelters One and Two for our small group and found it to be everything we needed for the weekend. Both places were spotless and so well designed and comfortable. The outdoor showers were such a great touch. The kitchen was well stocked with all the cookware and dishes we needed. We enjoyed spending our nights on the patio by the fire, then soaking in the hot tub and stargazing. The location is perfect - so close to the park entrance and the main drag. What great hosts and what a wonderful weekend we had.

Had an amazing stay. Everything was as expected or better. Check in and out was a breeze, both Shelter One and Shelter Two were stylish and comfortable, and we always got quick and helpful responses. Loved hosting our group of friends here, and look forward to staying here again. Stargazing was amazing here btw, cause there is minimal light around the property, and they are super close to the park!

We had a lovely time renting Shelter 1 and 2 together for a weekend away. We loved the houses and they were incredibly bright and clean. Great for large parties with plenty of space. It remains close to a main road, so you definitely still see and hear cars, but it's still a beautiful environment and quite relaxing.

Shelter House is GREAT! We rented all three houses for a group of 15 for my birthday. Brad was helpful and fantastic to communicate with. The houses are so well decorated and also very comfortable!! They have everything you could want as far as views, and outdoor experiences. Hot tub, outdoor shower, fire pits, etc. Can be a bit tricky to find so REALLY pay attention to the directions. All of the local tips that were given were EXCELLENT. We just had a fantastic time. THANKS!! Will be booking again!!

Shelter was great. All three houses were closer to each other then I expect, though far enough away that they were very private. Houses are in excellent condition, check in and check out was super smooth. I'll probably rent one or all of them again. :)

We had the most amazing stay at Shelter. 12 of us rented all three houses for a casual birthday weekend away. It was perfect. The shelters were well fitted out, the beds and pillows were soft and so comfy, and the outdoor showers are pure magic. We had a few little issues with one house not being ready upon arrival, and not being able to work the AC, but management were super responsive and sorted everything really quickly. I wish we could have stayed longer, it was such a beautiful escape, and so close to the entrance of JT national park.

I stayed at shelter with my fiance and two other couples. We rented the entire property with all 3 houses, and it was nothing short of amazing. First, the actual property is beautiful with Joshua Trees all around, and only a mile from the park entrance. Each house was perfectly nestled away to ensure privacy. The outdoor seating area at each house is super comfortable with an easy to light gas fire pit, dining table, and comfy couches/loungers. We had dinner on the terrace every night as group and watched the sunset before heading to one of the hot tubs to watch the stars. Cooking dinner was a breeze for a vacation rental--not only was the kitchen perfectly organized and easy to navigate, we had everything we needed and it was all brand new. Salt, oil, spices ect are all provided for you. The refrigerators all had ice makers too! The beds were insanely comfortable and we all slept like babies. My absolute favorite part was the outdoor shower--perfect water pressure and temperature, easy to get to, private, all with an incredible view of the vast desert! If you want a truly relaxing, 5 start, luxury feel to your stay in Joshua Tree, do it here! We will be back soon, no doubt.

We had such an amazing weekend at Shelter! My family stayed at Shelter 3 and two families we are friends with joined us in the other two shelters. The location was ideal, close to the park, yet surrounded by beautiful boulders (some of the area around the park is more neighborhood-y). The houses were just beautiful, and had everything we needed. Super kid friendly too!

We had such a wonderful stay on the shelter compound. We stayed in house two with our two young children while our friends stayed in the other two houses. The houses were impeccably clean and tastefully decorated. We found everything we needed for our stay. We LOVED how close we were to both town and the park entrance, but that we could also go exploring outside our back door and rock scramble. :) We were very close to the main road so there were no difficult dirt roads to navigate, but the houses were situated such that we felt very away from it all. The three houses are so perfect for a multi family get away. We didn't have to worry about our various nap and sleep schedules, we all had space and privacy, but we were close enough to each other than the kiddos (5) could walk to each other's houses. We kept one hot tub hot hot and one warm hot so the little kids (1) could swim and play too. The kids of course loved the hot tubs and exploring, and also loved sitting and looking out the HUGE windows looking for jackrabbits and coyotes. We loved rotating houses for communal breakfasts and dinners each night, and especially on the deck with the firepit roaring!!!!! Communication with host was excellent and we couldn't have asked for more. Thanks for having us!!!
