Situated in one of Yucca Valley's most scenic areas, this Moroccan-inspired home is one of the gems of the desert. Enter through a large gate providing absolute privacy, walk through dense desert landscaping & past our tiled fountain and through a blue antique door that leads you to the home’s dramatic entryway. Inside, the open floor plan is accented by stunning handmade tiles and is surrounded by floor to ceiling windows bringing in bright natural light throughout the day. The living room, beautifully enhanced with handmade merino wool pillows from north Argentina, is the best place to enjoy the breathtaking sunsets or your favorite book.

Indoor flows seamlessly with the outdoor. The central courtyard serves as the home’s desert lounge with endless stargazing and entertaining opportunities. Grand patios on the back are great places to soak in the views or relax in next to the saltwater pool and spa before a walk in the peaceful acreage surrounding the home.

-BEDS & BATHS-
This house can comfortably sleep 4 guests between the two bedrooms, both with their own closets, patios, and access to the courtyard. Both bedrooms have queen sized beds, seating, TVs, Sonos Speakers, and Parachute linens.

There are 2 bathrooms – both w/ premium amenities and hand-made tile. The first is adjacent to the guest bedroom w/ a walk-in shower. The second is an expansive bathing lounge with a bathtub, dual vanities, & walk-in shower fronted by wall-to-wall, floor-to-ceiling glass panels.

-KITCHEN & DINING-
The kitchen is fully equipped for any desert-inspired culinary endeavor with modern appliances, handmade Argentine pottery, pendants from Morocco, an exquisite island, and high-end stainless steel appliances. The gorgeous dining room comfortably seats 8 and opens up to the courtyard patio. And the rustic white oak cabinets hold endless tools and surprises. The breakfast bar is the ideal spot for morning tea or wrapping up work.

The living area includes numerous seating options and abundant handmade pillows and textiles. A smartTV is provided along with a variety of books and games. As night falls, Sonos speakers and Moroccan light features fill the rooms with enchanting music and patterns.

-Parking is available for 4 vehicles. This home has a circular driveway for easy entry/exit. The gate to this home is automatic and will close behind you once you are in the compound. Ring camera is not connected or in use at this time.
-There is WiFi, heating, air conditioning, and a carport.

Visitors come to the High Desert for its unique landscape, culture, and recreational opportunities, as well as for the weather - hot and dry summers and mild winters at our high altitude. Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Dogs are welcome and there is a one time fee of $100. Maximum of 2 Dogs allowed. No other types of animals are authorized.

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• There are ring cameras pointed at the exterior of the home to monitor cars for compliance.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

We’ve stayed in a few properties managed by homestead modern and all of them have been pretty spectacular. This however, is BY FAR our favorite. The house is beautiful, new, clean, fresh, and well-appointed. The modern-Mediterranean decor is on point—as are the Parachute sheets, towels, and cozy comforters. From a stocked kitchen and Sonos to espresso and the bbq grill—the house has everything you need for a weekend getaway. But wait! Beyond the gorgeous interior is the picture-perfect yard! The grounds are impeccable. The pool and spa are warm, big, clean and heavenly. The views, fountain, day bed, and firepit are off the charts. We cancelled every dinner reservation we had because we didn’t want to leave the house at night. We cooked every meal, swam, listened to music and chilled there for the perfect weekend. This is our new favorite spot in JT and we will 100,000% be back.

This is a sweet Airbnb! Loved the location/and decor put into the house! Beds were comfy, no detail spared! Pool/outdoor area was fantastic despite it being hot in July to visit! I will say… only thing we did not like is that there felt like there was no comfortable place to sit in the home. The chairs/“couch”, dining chairs all areas to sit were very uncomfortable so hopefully they can find some comfier seats for guests! I know the look/aesthetic is important but so is comfortability!

This was the most amazing Airbnb that we have stayed at! Our teens enjoyed the pool, hot tub and all the cool critters running around the open backyard ( rabbits, roadrunners, humming birds etc). It was spotless, even more beautiful than the photos and had everything you need for your stay, we cooked, bbq’d, did yoga and explored locally (Pioneer Town, Indian Canyon hike, Palm Springs, Joshua Tree etc). Very relaxing and amazing trip, 10/10 recommend, we hope to come back!

We rent a LOT of airbnb's, and let me start by saying this was absolutely the most beautiful and impeccably clean place we have ever stayed. Immediately arriving at the grounds, I felt a sense of calmness that I haven't felt in a long time. The home invited you to stay, to be still, to relax. I can't quite describe how I felt, other than to say that I cannot wait to come back. Additionally, I never ever take baths at any rental because I am rather insane about cleanliness -- but I took a bath here. And it was marvelous.

The hosts made us feel at home. The house and surroundings immediately give you a feeling of being relaxed as soon as you step in. Our family of 4 2 adults and 2 kids had a great time in the pool. The house is very safe for kids. We saw birds and squirrels and the location is central to major restaurants and towns in the high desert. We would love to come back! P.S. the sound system in this home is fantastic!

Our stay in the high desert was nothing short of perfect. Between the home, amenities outside the house, and privacy, we felt totally safe and in peace. Finally an Airbnb that we did not want to leave. The location was perfect for getting to Palm Springs, hiking in Joshua Tree, or exploring the surrounding towns. The host took an incredibly personal touch with a welcome gift, and the ambiance of the whole stay was luxurious to say the least.

This house is beautiful and represented very well in the listing. It's a new build, and everything is impeccably done. The kitchen is well-appointed, there is easy to use tech everywhere for all the modern conveniences. Everything is spelled out in the simplest terms so there's no time wasted figured out how to run the house. The spa and pool are really easy to operate and are awesome. There aren't a lot of in-ground pools in J-Tree, so this isn't a common set-up. The hosts were extremely accommodating and had everything laid out without me having to ask for any instructions. Accessing the house was as easy as it gets with a gate code provided and the ability to unlock the front door via a code or app. Location was the perfect mix of isolation and convenience. There are neighbors on either side and in the far distance behind. It's not a place that is totally off the grid if that's what you're looking for, but the property is huge and feels very private. 10/10 would recommend.

The perfect get away!! I spent 2 nights here for my birthday with a few of my favorite people so relaxing so cute!! The attention to detail made me so happy! loved the bathroom suite and the kitchen was perfectly curated we really were able to comfortably cook all of our meals with beautiful presentation. I cant wait to go back!

Great great place. The place is exactly like the photos or even better. Very modern but cozy, beautifully decorated, and has everything you could possibly need. The pool and the jacuzzi were the best part of it of course, it was simply so nice to sit in it and look at the scenery. The house is easy to access from the main road but nicely tucked away so we couldn’t hear a thing from the road or anywhere else. Very quiet. Plus, it’s south facing if anybody is wondering! And the host is absolutely professional, very kind, and gives clear instructions. Overall, a great experience and I can’t see anyone not happy with it. :)))

This place is amazing! Beautiful design and decor, extremely comfortable in all ways, amazing pool and spa and the yard and landscaping and the gated property gives it a very secluded feel. The view to the South is gorgeous, and the entertainment system and bathrooms are great. I wish it was for sale ;-)

Friendly and responsive host, really gorgeous and well designed space, everything has been thought of and nothing has been left to the imagination as far as aesthetic, ambiance and amenities. The pool and spa were immaculate and ready to be enjoyed. This spot will definitely be a on my shortlist for return visits!

The Mia Riad home is a wonderful home base for exploring the Joshua Tree area. It is even better than the pictures demonstrate. And the hosts were extremely helpful both in communicating while we were there and leaving detailed instructions and guidebooks in the home. Highly recommend this place!

The home was absolutely beautiful and looked exactly like the photos. The design aspects were thoughtful and provided a warm welcoming feeling. The location was exactly what we were looking for. A private space to unwind while taking in the beauty of the Yucca Valley & Joshua Tree area. The house had everything we needed although it would have been even better if there were things like coffee or tea as there was coffee maker and electric kettle in the kitchen. Such a stunning property !!! The interior and exterior details are unreal. A must stay in Yucca Valley. My friend and I thoroughly enjoyed our stay. If we had any questions the host responded immediately and was so accommodating. Appliances were also high end which was a plus.

This place was outstanding! We loved everything about this private getaway house. There was a missing pool net but the host was super responsive and bought a new net and sent it over the next day. Everything looked great, just like in the pictures. I loved the airplay speakers available in every room, even outside by the pool! Truely an enjoyable time there!

The folks at Homestead Modern have done an amazing job creating a beautiful desert escape in Yucca Valley. The place was very well designed with an awesome aesthetic inside and out. The amenities were top notch and the hosts were communicative and helpful. My only complaint was that we stayed for two nights and not more! Would definitely recommend.

We’ve stayed in a few properties managed by homestead modern and all of them have been pretty spectacular. This however, is BY FAR our favorite. The house is beautiful, new, clean, fresh, and well-appointed. The modern-Mediterranean decor is on point—as are the Parachute sheets, towels, and cozy comforters. From a stocked kitchen and Sonos to espresso and the bbq grill—the house has everything you need for a weekend getaway. But wait! Beyond the gorgeous interior is the picture-perfect yard! The grounds are impeccable. The pool and spa are warm, big, clean and heavenly. The views, fountain, day bed, and firepit are off the charts. We cancelled every dinner reservation we had because we didn’t want to leave the house at night. We cooked every meal, swam, listened to music and chilled there for the perfect weekend. This is our new favorite spot in JT and we will 100,000% be back.

This is a sweet Airbnb! Loved the location/and decor put into the house! Beds were comfy, no detail spared! Pool/outdoor area was fantastic despite it being hot in July to visit! I will say… only thing we did not like is that there felt like there was no comfortable place to sit in the home. The chairs/“couch”, dining chairs all areas to sit were very uncomfortable so hopefully they can find some comfier seats for guests! I know the look/aesthetic is important but so is comfortability!

We absolutely loved staying here. The house is beautifully designed and decorated and offers everything you need for a fantastic stay in the desert. The pool and spa are devine , there's an expansive area around the house to wander around. Check in / out was very easy and the team at Homestead Modern were attentive, responsive and very generous.
