Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. This quiet land, conducive to meditation and roaming, was carved by extremes in climate - wind, rain and an ever-present, relentless sun. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

What a perfect space to call home while visiting Joshua Tree! The location is convenient to the national park as well as the Main Street for food/shops. We particularly enjoyed the outdoor area for dining al fresco, cooling off in the cowboy pool and the hot tub under the stars at night!

We loved our stay in this charming, updated home right on the edge of the Joshua Tree National Park. The location was perfect for exploring town and park and the home was spacious and beautifully appointed with stylish touches and thoughtful amenities. Sorry we weren’t able to enjoy the pool as it was still chilly weather but the backyard space was very charming and we enjoyed al fresco lunch. Garage / yoga space was also a nice addition, especially with kids. Thank you!

Amazing space! Literally has everything you need. So perfect for a girls getaway. Hot tub was amazing. The space was exactly like the photos. Hammock placement is a bit puzzling but still so cute ! Lol!

Clean, cute, great amenities. Backyard space was huge, had a hot tub and fire pit, perfect for star gazing. Everything was spotless, host was easy to communicate with and super responsive. Only thing we noticed that wasn’t available was a microwave but we didn’t need one anyways. Kitchen is very well equipped and all the other appliances were clean and functional. Loved having a grill in the backyard as well. Quality Parachute linens… we were very impressed! Would recommend this to family/friends and would stay here again!

This stay was exactly what we hoped for. It is located in a very quiet neighborhood, and is so comfortable. It was lovely to be either in the house, or out in the back yard. The back yard has a patio with a nice table and chairs, where we enjoyed eating our breakfast, and our dinner later in the evening. In addition there is a separate sitting area with fire pit, and also a cooling cowboy tub and a hot tub! All really nicely done. The house is spotlessly clean, has super comfortable beds, wonderful linens and towels, and everything is so well thought out and presented. Our only disappointment was that there was no microwave, and that was only one time in our stay, when we got in late and had purchased Amy's dinners hoping to microwave them quickly. The stove worked out fine, and we loved the beautiful kitchen. The host was very responsive and helpful when we had questions, and we were so happy with our stay!

We had a wonderful time - the home was easy to find and we can tell someone took special time to decorate this space. The furnishings were beautifully designed and taken care of. We also love that the cowboy tub, the jacuzzi and the firepits were great features and are well maintained which is much appreciate. We loved our stay and look forward to staying again!

Our stay was everything we could have hoped for. The space was cozy, clean and in a perfect location! Highly recommend staying here if you’re coming to Joshua tree :)

We came in on a very hot weekend with the intention of staying indoors the entire time and Le Tout Petit did not disappoint! Me and my husband brought our infant son and two dogs, and we still felt comfortable and right at home. The entire space was clean, comfortable, and had exactly what we needed.

This Airbnb stay has topped off all of of my other reservations. I usually select a stay so that I spend the night after a long day. This stay was different. My wife, daughter and I enjoyed the home too much we never felt the need to leave since it was such a peaceful place to stay. Out host went above and beyond in every aspect. They even shared a small gift for our 10 year anniversary. This place is everything I was looking for in a relaxed weekend away from the fast life.

I had a great mom’cation here. It was peaceful and relaxing. I spent the days sun bathing and the nights stargazing. It was great - will definitely plan to come back with the fam.

Fantastic home to stay in while visiting Joshua Tree. The house is immaculate and aesthetically pleasing. The beds are very comfortable and the entire home brings a sense of serenity. The back yard is a great place to relax - there's a dining table for meals, hot tub, cowboy pool and gas fire pit. We really enjoyed our stay and would absolutely book again!

An absolute gem in the sea of Joshua Tree locations to choose from. The backyard was perfectly private and 100% an oasis. The hosts were so kind and the place was lovely. We were able to relax, grill, enjoy the outside & inside, and take full advantage of a home away from home. Highly recommend!!! We will definitely be coming back!

We loved our stay at Homestead Modern! A true desert oasis! We loved the decor and amenities along with the very cozy bed! The backyard was a dream, the spa and dip pool was such a fun bonus to our stay. We also brought along our pup and there was a bed waiting for him in the living room! So close to Joshua tree Coffee Co and the Dez, highly recommend them both. Can't wait for another stay back at Homestead modern!

We really enjoyed our stay at this house. It seemed new on the inside with all fresh interiors, appliances, linens ect. The house itself has a lot of natural window light and cement floors which were great to have on the hot days. We spent a lot of time in the backyard dipping our legs in the cowboy pool and BBQing. The house is also walkable to downtown Joshua tree as well as a quick drive to the west gate of the park. We would definitely love to stay here again.
