The Landing House is a warm & thoughtful mix of natural materials + modernity that supports a luxurious stay while fully-respecting and reflecting the untouched native landscape. Designed by the team behind Industry of All Nations, the inspiration for the house came from observing and feeling the magical natural surroundings…
The imposing rock formations and the biblical Joshua Trees, observing you as the gatekeepers of this sacred ecosystem.


To respect this unique landscape, the original architectural motivation took form as a fallen wooden branch that will weather with nature. The project eventually materialized out of poured concrete, cedar and glass - natural materials that will weather with time, requiring minimal maintenance or the use of non-organic materials.

Set on a five-acre parcel, The Landing House blurs the boundaries between inside and out with floor to ceiling sliding doors opening onto the Mojave Desert from each space. Offering maximum privacy for its occupants, one suite resides in the main structure and the second is accessed from the intimate courtyard.

The living room, dining room, and kitchen in the main structure overlook the plunge pool - a monolithic & geometric concrete form that extends into nature forming a perfectly round pool as if the geological forces of erosion had shaped it.

Burrowed in boulders overlooking the house is a sculptural landing pad (for you to decide whether UFOs land) overlooking endless Joshua Trees and the varied hiking and biking paths accessible to guests during a stay.

Every room is clad in cedar wall paneling, with custom white oak furniture pieces and organic cotton drapes in each space. There are ample books and games provided.

The modern kitchen is stocked with every baking and cooking essential, a sub-zero fridge, stainless steel counters, Wolf oven & induction cooktop, and multiple coffee brewing and grinding options.

The boulder suite – with a king size bed and bathroom– is surrounded by organic curtains, custom art and one-of-a-kind round windows.
The pool suite includes a private entrance, similar king size bed and bathroom, clothes nook and courtyard access.

While we are off a paved road, many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Beautiful property in the Monument Manor neighborhood, which is the best neighborhood IMO. The view of the boulders just outside the primary bedroom is dreamy! And the hot tub is spacious and inviting! And warm! The home is beautifully designed and you can easily lounge all day in the living room oggling the scenery. The windows that span the length of the living give the indoor space an outdoor feel. We had some trouble when we first arrived opening the door to the guest house, but was quickly resolved. Host was extremely responsive.

The Landing was by far one of my favorite travel stays to date. The photos do not give the area justice. The house was clean, the host was always prompt if we had questions or concerns and it was exactly the place we needed to rest and recharge but still had plenty to do for fun. The place allows you to step back from technology and really enjoy each other without distraction. We didn’t get to spend as much time outside at night as we would have liked but that was due to coyotes being close by and making my partner nervous hearing them. (They never came on the property while we were outside). If you travel with a young one be mindful the second bedroom is only accessible if you go outside it is not connected to the rest of the house but we just set ours up on the couch in the living space and she loved it. The amenities are top of the line and most everything you can get locally which I took full advantage of. 100% recommend and hope to come back again soon!

My kinda of rental!
Exceeded my high expectations and then some. Landing House is perfectly designed. Everything you might want and nothing extra. Normally Airbnb type rentals have low-quality knives, cheap linens, ... Here there were many great surprises. Along with sharp knives, the house came with Industry of All Nations undyed cotton t-shirts, hoodies, and loungers. (They were so comfy I bought some to take home from the store downtown.) The dishware was beautiful Heath pottery. Each room had a different set of awesome bluetooth speakers; one was from Syng and the other from B&O. (We are talking about speakers that cost $2,500 to $3,500.) The bicycles had superfat tires for riding on sand and a very effective hydraulic suspension system. Bed and pillows were so comfy that my wife bought a pillow for our home. I suspect that is part of the HM business model. They do partnerships with high-end appliances (Wolf induction stovetop), clothing companies, and consumer electronics to showcase their products to the HM customer base. Well, it's a win-win. We the renter get a posh experience, totally unlike a standard rental. Besides all the little (and big) surprises, the house itself is awesome. Best hot tub I've been in. Total quiet at night. A feeling of Zen once you step on the property. And just 3 miles to Joshua Tree national park entrance. Were there any downsides? Just a few minor issues. Unpaved road up to home is a bit bumpy. Don't need a SUV -- just drive slowly. No key to adjust bike seat height. Like I wrote above, Landing House is a total win.

We had such an amazing time staying at the landing house ? hands down one of our best stays in the desert! The house was so beautiful and we were loving all the details in the design. Intriguing sleek home design … private and peaceful with a night sky that resets and rests what the body instinctively knows … the plunge pool and landing pad for meditation were just what the weary mind and body crave … until one experiences the vibe only then can one realize how much noise and stimulus daily life is actually wreaking havoc … the beautiful spirit working @ Industry of All Nations store in time which is part of the whole experience was such a vibe…the Landing is great for a couple or two BEings especially creatives like writers, artists and musicians … solitude can also be had due to there being a second small attached dwelling on the property … all around good vibes … architects did well with this structure …ART…

The location of Landing House is beyond words. We enjoyed staying in the house even more than visiting Joshua Tree National Park per se. This architectural gem is equipped with tasteful, high-quality furnishings. We were able to immerse ourselves in nature by watching various wildlife marching right in front of the house. There are several handsome Joshua trees next to the house, which are perfect refuge and food source for native animals. We spotted a roadrunner, jackrabbits, desert cottontails, Gambel's quails, and many more, right from the bedroom. The floor-to-ceiling windows are tinted, a brilliant feature that allowed us to observe wildlife unnoticed. The host is very proactive and hospitable. We will certainly come back in the future.

Very well curated, intimate home that has soul. The design is absolutely amazing, from the wood, to the aluminum, exterior and interior design and architecture are superb. Even the soap in the shower is a perfect choice, towels and very soft. The little outfit they left there is also a very good touch that really adds to the experience. The house has such a strong apparent character. Super cozy, and very private. The view is amazing too. We truly spent a memorable weekend. Our visit was worth every penny.

This place is AWESOME! I've stayed at many AirBnb's, have actually enjoyed ALL of them, but this place is hands-down the very nicest. It's brand new and detailed impeccably: Sub-Zero refrigerator, Mitsubishi Mini-Splits, super-quiet Minka-Aire Pancake ceiling fans, Wolf induction cook-top and oven, etc. Nothing but the nicest materials were used. The location is gorgeous, feels very private with beautiful views. The large spa is fantastic, I loved it! There is also a great place to hang out in the shade that is wind protected.
