Heiwa Cottage, designed by Todd Nickey (Nickey Kehoe), is a warm and witty mix of rusticity + modernity that fully respects and reflects the Joshua Tree landscape. Inspired by the calm & the wild of the Mojave and elevated by a spirit of inclusion & warmth, this home is a pared down, imaginative environment that is thoughtful & quietly clever. It is a space that you want to curl up in and just be still. Or to float endlessly throughout chasing light or the glow of the in-ground pool & spa.

Space

Heiwa was inspired by a Cotswold cottage meets a Scandinavian cabin in the desert. This home's handmade furniture, vintage pieces, and home accessories were pulled from and by the Nickey Kehoe design studio of Los Angeles. These hunter-gatherers of good taste stock their store with an ever-changing array of eclectic objects and thoughtful wares and populated this home with some of their favorite timeless pieces. Rare photos and canvases adorn every wall with flagstone flooring connecting each unique space.

This house can comfortably sleep 5 guests between the two bedrooms and the large couch in the living room. There are 2
bathrooms – one in the primary bedroom and another in the hallway, both with walk-in showers and Waterworks faucets.
Both bedrooms have storage space for clothes, Anglepoise lamps and Casper mattresses.

The rustic kitchen has endless desert views, modern appliances for contemporary cooking and is fully equipped for any desert-inspired culinary endeavor. The ceramics, cutlery and linens by Nickey Kehoe can be enjoyed around the large outdoor dining table or inside under Lostine pendants.

Neighborhood

This area is renowned for its forever vistas of the Mojave Desert and its proximity to Pioneertown, Big Bear, Flamingo Heights and Joshua Tree National Park. The quiet neighborhood offers a tranquil vibe and big, open skies, so you’ll feel like you’re miles away from it all, but plenty of restaurants and things to do are within a short drive.

When you’re ready to hike, bike, or climb, Joshua Tree National Park’s West Entrance is a 15-minute drive away.

You can find great eats, drinks, shops, and things to do in nearby Joshua Tree Village; here are a few recommendations:

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

Notes

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. The neighbor hosts a dog sanctuary and while they sometimes get excited with new arrivals, you cannot see anything nor hear a sound from the backyard nor inside the house. Lots of space and multiple fences separate this cottage from the neighbor, but we like to point this out as sometimes people hear the quantity of dogs from the driveway and want to make sure the dogs are safe.

•POOL: Heating for our in-ground pool and integrated hot tub is included in your rental, except for the cooler season. Should you wish to have the pool heated during that time, please notify us in advance of your arrival as there will be a supplemental charge per day for this service due to high fuel costs in this area. Note: Only one, the pool or the spa can heat at the same time. Pricing is as follows-

October and April - $200/night to heat pool
November, December, & March - $300/night to heat pool

No jumping, diving, running or rough play near the pool and hot tub area. No glass can be around the pool and hot tub, there are plastic cups in the kitchen to be used outside. Please mind the quiet hours (no loud noises after 10pm). No intoxicated persons may use the pool or hot tub. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Exactly like the photos. Uncluttered, clean and very Nickey Kehoe! Linens and kitchen amenities were over the top. Stunning pool and private surroundings. Stop at the market for food to stock the fridge, because you might not want to leave for dinner, it's that homey. The true meaning of get away from it all.

Wow! This place really has it all...peace, serenity, relaxation and calm! This house was high on design and was just about the most relaxing place I've ever stayed at. Cooked some gourmet meals while I was there, so the kitchen offers plenty of functionality. Views abound from every single window! The very pool and hot tub are a stellar touch... To top it all off, this had an electric car charger making any extra stops for charging absolutely unnecessary! If you're looking for a very relaxing stay in only the most attractive accommodations...look no further!

My partner and I frequent Joshua Tree quite a bit, so we have had our fair share of homes/spaces. Heiwa Cottage was exactly as described/pictured! Nothing is more disappointing than expectations and reality not matching, but this was not the case at all. The space was wonderful! We do a lot of cooking, and the kitchen was well equipped for our needs. The bedroom was cozy and comfortable! My partner was obsessed with the pillows they have. The living space felt very homey, especially with the bluetooth record player. The couch was beautiful - I'm biased cos I love velvet. And the artwork around the house is wonderful. No doubt our favorite part was the pool/hot tub. Definitely the best pool/hot tub combo we've had so far!!! We look forward to our next trip and checking out Homestead Modern's other available properties.

Having taken many visits to Joshua Tree, Heiwa Cottage is one of the most beautiful homes ewe've stayed in. Everything was well taken care of, the design of the house is immaculate (thanks Nickey Kehoe!) and the location is superb. A real home away from home in one of the best parts of the desert, and with a beautiful pool to enjoy both the sun and the night sky!

Heiwa Cottage is a hidden gem in the desert. There are neighbors close by but we still felt perfectly tucked away in our own private oasis. We couldn't get enough of the pool/hot tub and enjoyed our evening meals watching the sunset out on the patio, while stargazing on the hammocks at night. The space is clean and tastefully decorated with loads of vintage charm, though kitchen supplies are pared down, so I'd suggest bringing some of your own tools/specific ingredients if you plan on cooking. Homestead Modern were great hosts! We hit a couple snags but they were quick to respond and check-in and were so welcoming for our celebration weekend. We can't wait to return!

I had a beautiful stay, my guests enjoyed themselves too. The drive was easy, it was a little hard to spot the house but we found it first try. The house was clean with extra linen. One of my guests slept on the couch and they said it was comfortable. The beds were comfortable and the bathrooms were great. The pool was so much fun, the cover keep the pool clean. The hammocks and outdoor seating were nice. The outdoor table was nice for lunch and dinner. There are limited pans so if you have a specific dish you want to cook, bring your own pans. Some extra notes. There are no window curtains or blinds in the living room/kitchen. It does get a little spooky not having privacy. There is a neighbor but there is a wall divider, you can't see them. You have enough privacy by the pool. The bathroom was supplied with body wash and hair wash, that was great. Overall worth the price. Clean and unique. I would come back again. Thank you!

The remote location is the key to the serenity and privacy here, but we are working on adding some additional window coverings in strategic locations. If you are like me and need to escape the city landscape and sounds then this is the type of place to retreat to. It feels a million miles away from civilization but yet is cozy and revitalizing to the soul. The home is charming and has everything you need to sit back and relax. The pool and hot tub complete the package, making it a true desert gem. This was our 1st time here but won't be our last.

We truly loved Heiwa Cottage - we’re just sad we had to leave. The Nickey Kehoe design is so thoughtful and well done - they created such a cozy space with vintage charm to enjoy the gorgeous high desert environment. Everything was so thoughtful. Thanks to Homestead Modern for being attentive hosts. Our dogs particularly enjoyed their dog bed :)

Stayed here for a little staycation and it was exactly what we needed. The home is beautifully curated and decorated! It truly made our stay peaceful and relaxing. I loved everything about our stay, the pool was warm and one of my favorite amenities. I do recommend bringing your own cooking ingredients if you plan to cook. They offer basic cooking tools/equipment. Will be staying here again!

This is an absolutely beautiful space, wonderfully decorated to make you feel cozy and calm. The land feels very peaceful and private and the home had pretty much everything we needed for our stay which was lovely. We did have a slight hangup with the pool, but the host was extremely responsive and kind. We absolutely loved staying in this space and will definitely come back. ?

We had an absolutely glorious time here--would definitely recommend and hope to return! Absolutely beautiful surroundings with sooo many Joshua trees. The house itself feels like walking into an AD tour. Nice little touches like robes and slippers, and a French press and ground coffee, stood out. The best part was definitely the pool and hot tub though--absolutely incredible! Hosts were very communicative and left us a bottle of wine and some tea.

We had such a fantastic stay and can’t recommend this cottage enough. The home is beautiful with really thoughtful design touches. The location is quite remote as far as getting there (dirt roads) but you do have a next door neighbor. My kids loved exploring the area and we saw quite a few rabbits. Check in was super easy and we received quick responses to any questions. We spent the majority of our time in the amazing pool and hot tub! We also relaxed in front of the fireplace and ate most of our meals on the outside patio. The EV charger was a huge plus. We can’t wait to stay again and loved every minute of our visit!!!

This place is stunning and super stylish. Loved the aesthetics as well as the functionality of the place. I felt it was better in real life where the visual texture became a tactile experience. It’s not a huge place, however, the clean lines and simple sophisticated furnishings make the space feel spacious. I’d love to come back here!

Our family of four spent two nights at this beautiful spot and were so sad to leave! Every item in this home is high quality and a joy to use - from the kitchen supplies and ceramics, the pendants, the flooring and linens - even the supplied shampoo. There was a sense of peace and thoughtful design that was unique in my rental experience - as if you truly were staying in someone's home, and they cared about every inch of it. The road getting to the home is a bit surprising (dirt road, with some washouts) but we had a truck so it was no problem. The weather was cold and windy so we couldn't take full advantage of the outdoor area as we'd wanted, but the hammocks, firepit and pool were perfectly situated and private. Indoors was comfortable and beautiful, a perfect fit for the desert. We'd go back in a heartbeat.

We loved our stay at Heiwa Cottage! We were looking for a relaxing vacation in a beautiful location and this was it. The house was well-appointed and had everything we needed to cook delicious meals. The living space was cozy and the beds were so comfortable it was hard to get up in the morning! The outdoor space with hammocks, fire pit, and dining area was equally inviting, not to mention the amazing pool and hot tub! So easy to spend hours just soaking your troubles away in the peaceful surrounds. You feel very far away from it all, but town is only fifteen minutes away and Joshua Tree National Park is only about 15 minutes more. There’s plenty to do, but we found it hard to leave the property! The management company is also very responsive and helpful if you have any issues during your stay. We highly recommend staying here!

Exactly like the photos. Uncluttered, clean and very Nickey Kehoe! Linens and kitchen amenities were over the top. Stunning pool and private surroundings. Stop at the market for food to stock the fridge, because you might not want to leave for dinner, it's that homey. The true meaning of get away from it all.

Wow! This place really has it all...peace, serenity, relaxation and calm! This house was high on design and was just about the most relaxing place I've ever stayed at. Cooked some gourmet meals while I was there, so the kitchen offers plenty of functionality. Views abound from every single window! The very pool and hot tub are a stellar touch... To top it all off, this had an electric car charger making any extra stops for charging absolutely unnecessary! If you're looking for a very relaxing stay in only the most attractive accommodations...look no further!

My partner and I frequent Joshua Tree quite a bit, so we have had our fair share of homes/spaces. Heiwa Cottage was exactly as described/pictured! Nothing is more disappointing than expectations and reality not matching, but this was not the case at all. The space was wonderful! We do a lot of cooking, and the kitchen was well equipped for our needs. The bedroom was cozy and comfortable! My partner was obsessed with the pillows they have. The living space felt very homey, especially with the bluetooth record player. The couch was beautiful - I'm biased cos I love velvet. And the artwork around the house is wonderful. No doubt our favorite part was the pool/hot tub. Definitely the best pool/hot tub combo we've had so far!!! We look forward to our next trip and checking out Homestead Modern's other available properties.

Having taken many visits to Joshua Tree, Heiwa Cottage is one of the most beautiful homes ewe've stayed in. Everything was well taken care of, the design of the house is immaculate (thanks Nickey Kehoe!) and the location is superb. A real home away from home in one of the best parts of the desert, and with a beautiful pool to enjoy both the sun and the night sky!

Heiwa Cottage is a hidden gem in the desert. There are neighbors close by but we still felt perfectly tucked away in our own private oasis. We couldn't get enough of the pool/hot tub and enjoyed our evening meals watching the sunset out on the patio, while stargazing on the hammocks at night. The space is clean and tastefully decorated with loads of vintage charm, though kitchen supplies are pared down, so I'd suggest bringing some of your own tools/specific ingredients if you plan on cooking. Homestead Modern were great hosts! We hit a couple snags but they were quick to respond and check-in and were so welcoming for our celebration weekend. We can't wait to return!

Great place for fun and relaxation, the views are unforgettable, the house is fresh and cozy, the pool is much bigger than the picture which is a plus overall it exceeded all my expectations and I would definitely come back again with the family. -Side Note don't go down the back roads to take short cuts you might get stuck

Great stay!!! I love coming to Joshua tree for the sunsets and this place had such a great view for that. The place was overall great and is only about 15 to 20 min from the park. I love the privacy and quiet location.

This is the absolute best airbnb I have ever stayed it. The location is close to town but private enough to feel like you're in the middle of the desert. The pool and hot tub are incredible. Everything was very easy to use and operate. We will definitely being staying here when we come to the high desert.

I had a beautiful stay, my guests enjoyed themselves too. The drive was easy, it was a little hard to spot the house but we found it first try. The house was clean with extra linen. One of my guests slept on the couch and they said it was comfortable. The beds were comfortable and the bathrooms were great. The pool was so much fun, the cover keep the pool clean. The hammocks and outdoor seating were nice. The outdoor table was nice for lunch and dinner. There are limited pans so if you have a specific dish you want to cook, bring your own pans. Some extra notes. There are no window curtains or blinds in the living room/kitchen. It does get a little spooky not having privacy. There is a neighbor but there is a wall divider, you can't see them. You have enough privacy by the pool. The bathroom was supplied with body wash and hair wash, that was great. Overall worth the price. Clean and unique. I would come back again. Thank you!
