No expense was spared in outfitting this minimalist masterpiece with all of the comforts that travelers expect from high-end homes. Large windows and neutral colors create a warm, open & inviting space curated with mid-century modern furnishings and impressive craftsmanship. An exposed beam runs the length of the vaulted ceiling in the open living area. Clerestory windows illuminate the well-equipped kitchen, complete with limestone countertops and modern appliances. This home has a security camera mounted on, and directed at the exterior of the home in order to monitor the quantity of cars on property so we may ensure compliance with local ordinances.

Joshua Tree and the communities surrounding the Joshua Tree National Park include Flamingo Heights, Pioneertown, Morongo Valley, Yucca Valley, and Landers. Sweeping, grand in scale and populated by granite monoliths and voluptuous rock and boulder formations. Diverse forms of plant life are found everywhere, but none as unique or prevalent as the park’s namesake: the Joshua tree, standing majestically across the vast topography.

**Cleaning Protocols**
As the only professional management company in the area, we have always maintained exceptional cleaning standards. We pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.

This area is renowned for its forever vistas of the Mojave Desert and its proximity to the both Pioneertown, Big Bear, Flamingo Heights and Joshua Tree National Park. The quiet neighborhood offers a tranquil vibe and big, open skies, so you’ll feel like you’re miles away from it all, but plenty of restaurants and things to do are within a short drive.

When you’re ready to hike, bike, or climb, Joshua Tree National Park’s West Entrance is a 15-minute drive away.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Quiet and peaceful escape in the desert. Couldn’t have asked for a better place to unwind and take in all the beauty around Joshua Tree. Home was clean, well stocked with kitchen supplies, and had everything we needed for a comfortable stay. View of the stars and wildflowers this time of year was amazing. Would definitely stay again.

Just book it. The home is phenomenally beautiful, comfortable, and cozy. The neighborhood is quiet, easily accessible, and for about 1 mile of unpaved road, an absolute breeze for any vehicle. I wish I could purchase this home, that’s how much I enjoyed my stay (10 days).

This stay was exactly what we needed to celebrate our anniversary! The modern aesthetic allowed us to settle in right away. This stunning property was rented for an anniversary gift with my partner. Homestead Modern was gracious and communicative and incredibly thoughtful from the booking onward. We were met with a stunning space that we both agreed was one of the best Airbnb‘s we’ve ever seen. Everything was pristine, high-quality, and deeply comfortable. We were looking for something remote, but accessible- and that’s exactly what this space was. Beautiful secluded space and just immaculate place. Scenery and views are gorgeous, place was clean, check-in a breeze, and no trouble finding the place or anything inside the house. Perfect place to stay and recharge. Highly recommend getting outside at night and enjoying stars ?

Beautiful, peaceful setting. Well designed modern cabin was surrounded by Joshua trees and desert plants. We clean well-appointed. architectural interior A great place to get away from Joshua tree crowds. 5 minutes away from a good hike up Goat Mountain. Stunning views of Yucca Valley and Mojave desert from summit.

We had a wonderful time staying at this home. It’s very clean, private, and a short drive to Joshua Tree. The space is beautiful, peaceful and modern. The host was thoughtful, however we were slightly disappointed that there was no hot tub or fire pit in sight, and when we asked the host they didn’t respond. Other than that we really enjoyed our stay at this home and would consider staying again.

We had a great weekend stay at Homestead Modern. The space was clean, modern and private with windows through out to enjoy the desert scenery. The kitchen had full amenities and a great patio space to relax and/or entertain. This is also a dog friendly space. The host went out of their way for make sure our dog had a clean bed and doggie bags. We did hear coyotes through out the night so I would make sure your pup is on a leash if outside.

Took my husband to his first desert experience to celebrate his bday and found this beautiful yet cozy home to stay for the duration of our time here. Upon arrival we noticed an EV charger right in front of the home available for use. The host notified us of our access code beforehand, which made the check in process super easy. When we made the reservation, we notified the host that our furbaby will be joining us during our stay here and they were so thoughtful to provide a puppy bed! The home itself was decorated very aesthetically pleasing and functional. From a fully equipped kitchen to the beautiful borderless backyard, we find ourselves enjoying every moment there. Overall, our experience here was wonderful and would highly recommend this home to everyone!

Awesome little place to get away in the desert area, house is modern and impeccable, interior space is well utilized, not as roomy as the photo seemed. furniture and decorative items nicely compliment each other. Property is surrouded by beautiful Joshua trees. Some of the windows did not have blinds, had to cover them with pillows. not like we have any passersby but would be nice if all windows could be blocked for the paranoid ones. All in all great experience.

Seriously the best airbnb I’ve ever stayed at. The interior was beyond what’s shown in photos—it felt like I was inside a architectural magazine. The host was extremely responsive and also left us a bottle of wine for my boyfriend’s birthday. Bathroom was also beautiful and spotless, bedroom was on point with an amazing view of sunset and sunrise. I would definitely want to visit again.

Really enjoyed our stay at this property. Check in instructions were easy to follow and the lodging was beautiful and immaculately clean. The hoste were incredibly accommodating and went above and beyond in making sure our time there was as comfortable as it could possibly be. Would absolutely recommend to anyone.

Honestly just book it! You’ll love it here. First of all the architecture of the property is stunning, and it was very secluded, and we really enjoyed the peaceful surroundings. We stayed here with our dogs to celebrate New Years and my wife’s birthday, and our host went above & beyond to make us feel special. They made us feel right at home by greeting us with a bottle of wine and an awesome note wishing my wife a happy birthday. Not to mention the doggie bed lint, roller, and doggy bags that they left for us to use. The location is about 20 minutes from Joshua tree city and 30 minutes from the park. We would highly recommend this Airbnb to anyone looking for a relaxing and memorable get away. It’s a perfect spot to escape the hustle and bustle of the city and reconnect with nature. The host was very welcoming, and very responsive, we can’t wait to come back and stay with them in the future.
