All cabinets are fully stocked with dishes and cookware. The recently revamped kitchen is picture-perfect and fully equipped for any culinary endeavor. Like the rest of the home, even the kitchen offers stunning views. The breakfast bar seats four and you will find a large table set for ten in the dining room, although you may be tempted to enjoy your meal on the otherworldly patio next to the BBQ grill overlooking the national park.

HouseRules

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Had a great stay here! Here's what stood out: - Privacy. This Airbnb was really private and didn't have many neighbors. It does have a few neighbors, but they are rather far away. I definitely didn't hear them. - Views. We had great 180 views over a valley. Sunrises and sunsets are fantastic. - Cleanliness/amenities. This Airbnb was really clean and modern. We didn't find any amenities to be missing. - No issues with power or Wifi. I was slightly concerned that power or Wifi could go out given that the house is on solar. We never had issues with the power while we were there, even when using many appliances.

We loved our stay. Unfortunately we did have an issue with water during our stay and I think Homestead Modern handled it properly and fairly. The outside bed on the patio was definitely a highlight for us. The isolated area was our other favorite part; you can walk up the road behind the house and access the national park. La vue est magnifique à 360°, il n’y a pas le moindre bruit. La maison est parfaitement équipée, très confortable et décorée avec bon goût. J’ai adoré mon séjour et je recommande vivement ce logement si vous êtes en quête de calme et de repos.

We had a great stay at this property! The check in process was easy even though we arrived towards the end of the check-in window. No issues with any of the amenities although we did run out of power on the first night after 11pm due to heavy rains preventing the solar panels from fully charging the batteries. We reached out to the host and they responded quickly to resolve the problem. We had no other issues the rest of the weekend. Beautiful location and scenery very close to the park. Would return again for another stay!

Absolutely loved it. Perfect for our family of 4 and two dogs to unwind and be together. Extremely peaceful location, well thought out layout and a comforting minimalist style, yet have every single thing we needed. Would’ve loved one more chair option in the living room. The record player was an amazing touch, beds superbly comfortable and appreciated high quality linens and towels. Will definitely stay again at this gem!

Really lovely place to stay near Joshua Tree National Park. We had everything we needed and were super comfortable here. Probably the most well-stocked kitchen of any Airbnb I’ve ever stayed in. My dog loved it too. As it says in the listing, there are occasional power outages but the electricity would usually kick back on momentarily. The WiFi was surprisingly fast, though we had one night where the internet went down for a few hours but that was to be expected—we played some board games to pass the time.

Man… me and my team needed a real retreat after a hectic few months of work. We were exhausted, and desperately needed a reset. I can tell you how happy we are we chose this home. They presented everything we needed and then some! The attention to detail on the house is incredible. The glass walls that stretch across the home make the beautiful outside view feel like a painting you can’t stop looking at. The space was comfortable, beautiful, and peaceful. We stopped by the grocery store, loaded up on food, and didn’t leave the house for four days. The outside area is dynamic with a lot of different spaces to enjoy the landscape. This home was exactly what we were looking for. Would definitely stay again.

Great house in Joshua Tree!!! Extremely clean with fantastic views!! Grill and fire table were a nice add-on, especially on the cooler nights. Beautiful artwork on the side of the house, and the swing was so peaceful in the morning/evening. Some of the best sunrises and sunsets I’ve seen in JT. Property photos are a bit deceiving as it appears it’s literally in the middle of nowhere…but there are actually a few houses/close neighbors that the photos do not display, which was literally the only disappointment in an otherwise BEAUTIFUL house.

Estrella Perdida definitely made our visit to Joshua Tree National Park perfect. We loved how remote it felt, very isolated and quiet, but still close enough to the park to head over a couple of times easily in a day. Gorgeous design elements, but the wall of windows to watch the landscape change with the time of day was my favorite part! The kitchen had all necessary tools/dishes, they thought of almost everything. We only used the main bedroom/bathroom, being only the two of us, but the mattress was super comfy and the shower and tub were super luxurious ! We were surprised at how easy living off grid was, the only inconvenience noted was the hair dryer ampere issue. I tripped a fuse trying to dry my hair, but that was avoidable the next time I had to wash. Great stargazing opportunities right outside our door, and the fire pit was a fun way to warm up in the evening.

Off-Grid with Modern Comforts. We loved our stay at Estrella Perdida, a completely isolated property that is truly off the grid. Huge views from the home that are particularly great at night and live up to the “Lost Star” name. The house is new, well-designed and extremely comfortable so it is a true oasis in the desert.

Enjoyed our stay at E P. Quiet and peaceful with beautiful views. It’s in a location that made it easy to get to either Joshua Tree or 29 Palms park entrances. Bed was comfy and all the amenities were provided. Would stay here again.

This is the second time my friends and I stayed at this place and the reason is we had an amazing stay the first time which was few months ago and that made us book this place again. Had a great stay here! Here's what stood out: - Privacy. This Airbnb was really private and didn't have many neighbors. It does have a few neighbors, but they are rather far away. I definitely didn't hear them. - Views. We had great 180 views over a valley. Sunrises and sunsets are fantastic. - Cleanliness/amenities. This Airbnb was really clean and modern. We didn't find any amenities to be missing. - No issues with power or Wifi. I was slightly concerned that power or Wifi could go out given that the house is on solar. We never had issues with the power while we were there, even when using many appliances.

The location was perfect for us. We loved walking through the neighborhood and just relaxing with the view. This is one of the most enjoyable kitchens I’ve cooked in. Homestead Modern has done a wonderful job appointing it and was very responsive to our needs.

We loved our stay. Unfortunately we did have an issue with water during our stay and I think Homestead Modern handled it properly and fairly. It does seem like this is a common issue for this property and I would make sure that it is fixed before booking. It is such a beautiful home. The outside bed on the patio was definitely a highlight for us. The isolated area was our other favorite part; you can walk up the road behind the house and access the national park. Would definitely choose to stay here again.
