VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

Our group of 10 had a wonderful stay. The entire inside of the homes were clean, beds were comfortable and kitchen nicely stocked. Great location, walking distance to a farmers market, coffee shops and restaurants but since it’s visible from a busy street, it’s not extremely private. Host responded quickly to our issue with the hot tub but was unable to fix by the time our trip ended. It was a fairly cold weekend so it wasn’t a deal breaker but would have been nice to use the hot tub. The host was very accommodating and granted a late check out with late notice. Overall it is a nice modern compound especially great for 2 small families.

Beautiful property and very convenient to both town and Joshua Tree National Park. We had a wonderful stay with family, including kids and dogs. We had everything we needed to cook breakfast in the kitchens, and there were enough linens for everyone to sleep comfortably. Dogs beds and supplies were even provided. The only drawbacks: the sofas are recliners, NOT sofa beds. They are not comfortable to sleep on and should NOT be advertised as available beds. And the WiFi is much stronger in Unit B than in Unit A.

This beautiful, modern home was perfect for our gathering of nine adults and one child. The EV charger was a huge plus! Location very close to Joshua Tree Visitor Center and also cute little park for the little one was walking distance. Use of the beach cruiser was also a nice amenity.

just had a great weekend at the beautiful stay. 8 adults and 2 kids stayed comfortably . the place was amazing. Evetyhing was new and clean. We all love the facts that each couple had a beautiful rooms and Hugh bathrooms. the hosts were very kind and welcoming. for those have electric cars , having a charger at a stay is a big plus. it was close to Joshua Tree park entrance, everyone truly enjoyed the stay. I've used Airbnb in many places, but it's a place that the whole family likes as simple as this place and without any inconvenience. Also, I made a reservation so that 2 units could be used for 5 or more people. It was a great choice. Everyone was able to use the room privately for a good night's sleep. Traveling will be more convenient if you have an electric car. We were able to solve everything at the accommodation even if we didn't have to go to recharge. Our family has an opinion that we want to visit again in the winter season. All information was as in the picture.

My recent stay at this home was great and relaxing. Located a few minutes drive from Joshua Tree, and conveniently located a few minutes away as well from restaurants and coffee shops. Our weekend stay was nothing short of fantastic. Check-in instructions were extremely clear and check-out instructions were appropriately brief, which I appreciated. The kitchen was well stocked with all the tools and amenities we needed to prepare dinner. We utilized both buildings on the lot for our group, and everyone had their own personal and bathroom space. The compound was steps away from the downtown JT area, too. Would highly recommend to any other group looking to enjoy a high desert retreat!

Just WOW! We love the style, location, design, layout and general vibe of this property. This is definitely going to be our go-to Airbnb home in Joshua tree from now on. Our two families fit comfortably in the two structures within this compound. There were beautiful seating areas all around, a barbecue grill and hot tub, plus lots of land for our dogs to run around safely within the fenced perimeter. The owners have thought about everything a guest might need. The management was responsive to our needs, and overall very friendly and helpful. Five stars all the way!

Being close to the entrance of the park (driving) and being close to the main intersection (walking) was incredibly convenient. The convenience of our stay to the park, saloon and gift shop made the trip a breeze. Walking distance to stores! Quick trip to the park entrance too! The amenities are no joke, with all luxury all day. The hot tub, showers, and yard were to perfection. Both homes (Unit A and B) were super cleanly and comfortable. No issues came up that could not be remedied quickly and pain free. Totally recommend staying here if you like luxury, privacy, convenience, and pretty good value all things considered.

Great place to stay! The hosts are so kind and respond to any questions within an hour (usually less)! The units are essentially brand new and everything was spotless upon arrival! The hosts even left us a bottle of wine! Only downfall that isn’t we’ll visualized in photos is that you are right on two main streets so there isn’t much privacy.

We loved everything about this stay! Super modern and literally has all the amenities we needed. Pretty much felt like we were staying at a hotel. Another good thing about this airbnb is the location. It is in walking distance to most of the popular restaurants in Joshua Tree so we barely had to drive. Only downside is we really wanted to ride the bikes that were provided, but most of them was low on air :(. But other than that everything was great. Really appreciated the response time from the host as we did have a few questions. Def would stay again!

Everything is new and clean. I feel like I was in '5 Stars Hotel & Resort'. We like the high quality of towels, beds set & pillows, shampoo, conditioner, soap, welcome wine & etc. Also, we've never realized outside weather was more than a 110F, because it was so nice & cool inside. I loved cooking in the kitchen as a chef. It was so organized, enough room for storage & clean. All the cooking equipments like oven, microwave, coffee maker, refrigerator & running water are working great. Staring a millions of star in the night sky at the zaccuzi from backyard is a great experience. Two things, First, trash can has to be located inside of facilities, because someone dumped a trash in full as the can was located outside in public. Secondly, there are some tiny ants in the kitchen area. We had to use the chemicals to remove & prevent them from the kitchen in the beginning of our trip. It was not a big deal, but still considered. I definitely come back & stay again in the near future. 2 thumbs up. Thank you.

If your dog is an escape artist, this might not be the best place for you because there are some gaps under some fence panels, but otherwise, the yard is a great place for a dog to roam.

WOW WOW WOW!!! You know its nice when locals driving by are stopping to admire the finished product! Not to mention it is walking distance from downtown JT... but why walk when they provide bikes?! Homestead Modern has perfected the Joshua Tree AirBnB experience with this project. No expense was spared in designing, building and furnishing this place. The showers are state-of-the-art. All the kitchen appliances are brand name, all the utensils you need to cook are included (+spices, baking essentials). Huge washer/dryer with detergent available. They even provide extension cords in the bedrooms + the lamps have USB charging ports... I mean honestly, they thought of everything for you so all you have to do is book the place and go with no worries. We had a wonderful time during our stay, the host was nice enough to welcome us with some bubbly and snacks. The property manager (i met by coincidence) was also super friendly and hospitable. The host response time was super fast with everything and they were extremely accommodating to our requests. Location is unbeatable. Walking distance from JT downtown and one turn away from JT National Park. There is an extra Unit (B), which for extra flat rate is definitely worth utilizing. We didn't have a chance to try out the hot tub, but its big enough to fit 4-5 comfortably I'd say. Looking forward to staying here again!

This home was perfectly located on the main road heading into the National Park. The check in process was very easy and straightforward, the hosts communicated with us every step of the way and responded very quickly to questions. They even left us a little welcome present which was incredibly thoughtful and goes to show how much they care about their guests! All the appliances were brand new and clean and had great air conditioning. To us, the best thing about this place is the location, being a block away from the Joshua Tree Saloon and downtown with bikes provided from the AirBnb so you can either ride around or just walk to the Saloon for an evening out. All in all, would recommend this place and would stay here again in the future.

Fantastic brand new property!! My husband and I, our pooches, and my in-laws stayed here for two wonderful nights. The house is modern, well designed, and very tastefully decorated. There’s a lot of thoughtful amenities such as bikes, EV charger, games, and general kitchen supplies. Location couldn’t be better!! Communication with host was clear and check in/out procedures were simple. Because the property is brand new there are some teething issues which I detailed to the host and I feel confident they will address them and this will truly be a superb property for anyone visiting Joshua Tree.

Our group of 10 had a wonderful stay. The entire inside of the homes were clean, beds were comfortable and kitchen nicely stocked. Great location, walking distance to a farmers market, coffee shops and restaurants but since it’s visible from a busy street, it’s not extremely private. Host responded quickly to our issue with the hot tub but was unable to fix by the time our trip ended. It was a fairly cold weekend so it wasn’t a deal breaker but would have been nice to use the hot tub. The host was very accommodating and granted a late check out with late notice. Overall it is a nice modern compound especially great for 2 small families.

Beautiful property and very convenient to both town and Joshua Tree National Park. We had a wonderful stay with family, including kids and dogs. We had everything we needed to cook breakfast in the kitchens, and there were enough linens for everyone to sleep comfortably. Dogs beds and supplies were even provided. The only drawbacks: the sofas are recliners, NOT sofa beds. They are not comfortable to sleep on and should NOT be advertised as available beds. And the WiFi is much stronger in Unit B than in Unit A.

just had a great weekend at the beautiful stay. 8 adults and 2 kids stayed comfortably . the place was amazing. Evetyhing was new and clean. We all love the facts that each couple had a beautiful rooms and Hugh bathrooms. the hosts were very kind and welcoming. for those have electric cars , having a charger at a stay is a big plus. it was close to Joshua Tree park entrance, everyone truly enjoyed the stay. I've used Airbnb in many places, but it's a place that the whole family likes as simple as this place and without any inconvenience. Also, I made a reservation so that 2 units could be used for 5 or more people. It was a great choice. Everyone was able to use the room privately for a good night's sleep. Traveling will be more convenient if you have an electric car. We were able to solve everything at the accommodation even if we didn't have to go to recharge. Our family has an opinion that we want to visit again in the winter season. All information was as in the picture.

My recent stay at this home was great and relaxing. Located a few minutes drive from Joshua Tree, and conveniently located a few minutes away as well from restaurants and coffee shops. Would highly recommend to book both buildings for larger groups and also note they’re pet friendly. Buildings are modern internally and externally, and location had all the amenities.
