This house can comfortably sleep 5 guests between the 2 bedrooms and large couch in the living room. There are 2 bathrooms – one in the primary bedroom and another in the hallway, both with walk-in showers. We stock Public Goods toiletries, which are powered by essential oils and other healthy plant-based ingredients free of chemicals like *parabens, *phthalates and *sulfates

-KITCHEN & DINING-
The beautiful modern kitchen has modern appliances for contemporary cooking and is fully equipped for any desert-inspired culinary endeavor. The mugs and ceramics are custom-made by the owners' mother. There is a breakfast bar at the kitchen island, a large dining space overlooking the backyard, and ample covered outdoor dining space on the side patio near the propane BBQ grill. The kitchen/dining spaces feature:

This home truly reflects the art-forward culture of the High Desert. The backyard features multiple outdoor installation sculptures, including one sculpture by Gubby Beck that was especially commissioned for this property. Beck is a notable artist who now resides in Joshua Tree and has a passion for steel welding. The owners' mother, an artist and potter, made the outdoor rock mandala -- the perfect spot for meditation. The interior features carefully selected art pieces and decor by various California artists, such as Grant Styles, James Tucker and one of the sisters.

Transit

Many roads in the high desert are dirt, so please take it slow. While a car is required to get around, a four wheel drive car is not, but note that roads will often have ruts, particularly after a rain.

GPS is accurate, however please follow our directions as some of the other approaches take you down fairly rough roads.

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees.

• DOGS: Your dog is welcome and there is a one time fee of $100. Please alert us in advance. Max of 2 dogs. No other types of animals are authorized.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

VACATION RENTAL AGREEMENT
THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT DEFINED HEREIN.

• The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.

• Your sole right to access the property begins with the 3PM check-in and ends at the 11AM check-out, unless other times are approved in writing in advance. Check-in is not allowed after 9PM unless approved in advance. We will charge 50% of the daily rate for an unauthorized early arrival or late check-out.

• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee, and only at certain properties. Dog owners agree to the following additional rules: use protective sheets that we will leave out for you to cover any place where your dog may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); dogs must be leashed at all times when outside (there are coyotes in the High Desert, which present danger to unleashed dogs) and owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin; dogs are not to be left unattended in the property at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog. If you bring any animal to
a house that does not allow pets, you will be charged a $500 fee for deep cleaning and dander removal.

• Recreational vehicles, motorcycles and camping or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.

• We do not guarantee the speed or availability of internet service. Internet service may be provided by a satellite and/or wireless provider and may be subject to more fluctuations and outages than you may be used to. We do not provide refunds or discounts due to internet problems that are related to the provider or weather. No illegal or abusive use of the Internet is allowed.

• Cell service may not be available at the property due to the rural nature and geography of the area.

• The High Desert occasionally has power outages due to its rural nature. We are not responsible for any outages of Southern California Edison or any inconvenience such outage may cause. We will notify you of any planned outages and if requested will attempt to accommodate you elsewhere in the event of a planned outage lasting more than 4 hours. But we do not provide refunds or discounts for power outages that are unplanned.

• No photoshoots are allowed on the property without prior written approval and the payment of additional fees. Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and / or private property surroundings, for any commercial use including but not limited to selling, advertising, TV, film production, electronic, or other media, is not permitted and we will seek to have any unauthorized use removed.

• Special events such as weddings and parties are not permitted without written approval and the payment of additional fees.

• Guests who utilize a property’s hot tub, pools and/or plunge pool do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. If a water amenity is left uncovered, you will be charged a minimum of $100 for additional cleaning/filling/heating.

No lifeguard is on duty; the primary guest on the reservation is responsible for the safe operation of the pool and for the safety of any persons using the pool; by utilizing any pool or spa all guests acknowledge and accept the risk of injury resulting from use of the pool, malfunction of pool equipment, tripping or falling around the pool/spa and any other injuries that may occur and waive all claims against the homeowner or its representatives including Homestead Modern LLC.

• Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service.

• If for any reason beyond the control of the owner, the property is unavailable, we may cancel your reservation and refund the actual fees and / or deposits you have paid.

• Smoking is not allowed inside the property or within 15 feet of any exterior door. Please dispose of your extinguished cigarette waste in a plastic bag and then into the outdoor garbage can. Do not leave cigarette waste on the grounds. If these rules are violated, we will charge a minimum of $250 for remediation.

• Propane firepits or fireplaces may not be used for burning wood or any other materials (it is illegal pursuant to a county ordinance and may damage the fixture). If any combustible materials are burned in them, we will charge a minimum of $500 cleaning fee.

• By making your reservation, you confirm that you will comply with (and your stay is allowed by) any applicable health or safety orders from the State of California.

• Firearms are not allowed on the property.

• Local ordinances prohibit any loud, excessive, or intrusive noise that disturbs the peace or that causes discomfort or annoyance to any reasonable person at any time as well as strict quiet hours between 10PM and 7AM.

• Please pay attention to all relevant short-term rental ordinances and other regulations (such as the noise ordinance above) in accordance with county or town guidelines. If you violate any ordinance and as a result the property is fined, you will be responsible for payment of the fine plus a $500 administrative fee.

• Payments are due 50% at 60 days before check-in and 50% at 30 days before check-in (or at the time of reservation if less than the days for either payment). For bookings made directly on our website, no cancellation is allowed less than 5 days before check-in (100% of the charges and booking fees are non-refundable at that time).

• A deposit is required at the time of booking and any unused portion will be returned 7 days after checkout. Bookings made directly on our website or through Vrbo are charged an accidental damage protection fee – with payment of this non-refundable fee, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $1000 and that you report to us during your stay. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets.

• We may withhold all or part of your deposit if you fail to follow the rules in this agreement, the property listing or the property house manual. If the cost of the damages, losses, or missing items exceed the amount of the deposit, we will bill your credit card for the difference and / or pursue legal action. Cause(s) for withholding deposit funds include, but are not limited to: damage to premises or contents, missing or broken items, lost keys, required excessive cleaning, not complying fully with the departure checklist, smoke odors or damage, mailing charges for items left behind, unauthorized persons visiting or staying on the property, the presence of a dog without authorization, noise complaints after 10PM, including fines, trespassing on neighboring properties, violation of any county or town rules and unauthorized late check-out.

We had a wonderful experience at the Chi House. The home had high quality furniture and finishings, was well taken care of, and had many thoughtful amenities. The property was quiet and peaceful, providing the perfect relaxing weekend we were looking for. The management company was very welcoming and communicative and offered to assist us with anything we needed but the house was well prepared so we didn’t need a thing. There was a smoke detector that started chirping while we were there, but one of the drawers was readily stocked with fresh batteries which made for an easy fix. We brought our dog with us. She is very clean and hardly sheds so we are always a little irked by having to pay additional pet fees. However, upon arrival our pup was greeted with a big, clean doggy bed and a few other essentials which was a nice surprise and made the pet fee feel much more palatable. Our only complaint is that we didn’t stay longer :)

We had a great trip. The house is in a very convenient location to all the local spots; Joshua Tree, JTNP, Yucca Valley, Landers, Pioneertown, 29 Palms, etc. There is plenty to do, see, eat, drink, and enjoy right around every corner. The house is beautiful, clean, comfortable and open, allowing you to relax after a day on the town or a day at the National Park. A plethora of amenities are included to make you feel right at home. The management team was very responsive and kind, which is always reassuring. Our family spent some unforgettable days in the Joshua Tree Chi House. Surrounded by the desert but equipped with all modern luxury amenities, the house was very clean, bright, and open. The backyard was large and fenced in, and we got up in the middle of the night to photograph the Milky Way from the comfort of the property. I had such a great time escaping to Chi House Joshua Tree. There was a bottle of wine and a snack waiting for me which was a welcome site after a long day of driving! Both bedrooms have king beds which is an underrated but amazing feature. I brought my dog with and having a fenced in yard was the best. She was able to run to her hearts content! I used the hot tub and the outdoor fire pit, both of which were so nice in the evening in the chilly desert. Will definitely be coming back here on my next trip out to Joshua Tree.

This house was fantastic! As in the pictures, it is very stylish, spotless, and has amazing views of the sunrise over the mountains. It is 15 minutes from the entrance to Joshua Tree National Park. We used the hiking guide books at the house to plan our excursion in the park. The kitchen was great for cooking, the hot tub was hot, and the cowboy pool was cold! We had a great dinner at Kitchen in the Desert, a really cute Caribbean restaurant 30 minutes away in 29 Palms - highly recommend. We had a wonderful experience at the Chi House. The home had high quality furniture and finishings, was well taken care of, and had many thoughtful amenities. The property was quiet and peaceful, providing the perfect relaxing weekend we were looking for. The management company was very welcoming and communicative and offered to assist us with anything we needed but the house was well prepared so we didn’t need a thing. There was a smoke detector that started chirping while we were there, but one of the drawers was readily stocked with fresh batteries which made for an easy fix. We brought our dog with us. She is very clean and hardly sheds so we are always a little irked by having to pay additional pet fees. However, upon arrival our pup was greeted with a big, clean doggy bed and a few other essentials which was a nice surprise and made the pet fee feel much more palatable. Our only complaint is that we didn’t stay longer :)

The house is in a very convenient location to all the local spots; Joshua Tree, JTNP, Yucca Valley, Landers, Pioneertown, 29 Palms, etc. There is plenty to do, see, eat, drink, and enjoy right around every corner. Amazing stay, made accommodations for us when things when a wry. Partner and I were very happy with both places and will be returning soon! They were really fast with their responses and had everything available! Place was super clean and had more than enough extra things to keep ourselves entertained if needed. Great aesthetic was the cherry on top!
